Nearly half of Newham's 115,509 households (47.1%) lived in a whole house at the 2021 Census, and 31.3% in a terraced house, against 8.8% in neighbouring Tower Hamlets.

Newham's houses, ward by ward

The ward figures run from one extreme to the other. In Plaistow South, part of Plaistow, 75.7% of households had a whole house in 2021, and in Wall End and Plashet the shares were 74.5% and 69.3%. At the other end, 93.3% of households in Stratford Olympic Park ward lived in purpose-built flats, 90.0% in Royal Victoria and 78.1% in the Canning Town South ward of Canning Town.

The largest single run of old houses is the Woodgrange Estate in Forest Gate. Thomas Corbett bought about 110 acres there in January 1877, and 1,160 houses, single and double fronted, went up between 1877 and 1892 along four main east-west streets. Newham made it a conservation area on 20 July 1976. Durham Road in Manor Park is another of the nine conservation areas on the council's list.

A family terraced house usually has a full-size cooker, and a 90cm range fits a knocked-through kitchen well. A range takes longer than a single or a double. Dust sheets go down, the shelves, trays and runners from both ovens come out and are soaked and cleaned separately, and the cavities, fan covers and door glass are degreased by hand, with each door split where its design allows.

What counts as a 90cm range cooker?

A range cooker is a freestanding cooker wider than the standard 60cm, with two oven cavities next to each other, usually a separate grill, and a broad hob on top. Prices are fixed on the phone before the visit and weekends cost the same as weekdays. No call-out fee inside the North and South Circular; outside it, any travel charge is quoted on the phone before you book.

Private renting and licensing in Newham

Newham has more private renters than owners. In 2021, 38.5% of households rented privately (44,479, up from 34,570 in 2011), 30.8% owned and 28.0% rented from the council or a housing association.

The council's selective licensing scheme for private landlords is in its third five-year term, running from 1 June 2023 to 31 May 2028 across 22 of the 24 wards; only Royal Victoria and Stratford Olympic Park sit outside it. In Stratford, East Village, the former athletes' village, has had residents since November 2013 and now has over 2,800 homes, let privately by Get Living and at social and intermediate rents by Triathlon Homes.

Parking around Stratford on event days

Newham addresses are divided into resident parking zones, and the council's zone map gives the permit hours street by street. Five of them (Stratford Central, Stratford North West, Stratford South West, Stratford South East and West Ham) have event-day rules from 8am to 9pm when West Ham's men's or women's team play at home, and for other events at the London Stadium and Queen Elizabeth Olympic Park. On those days the van needs a permit or a paid shared-use bay.

On the Woodgrange Estate, the council's 2006 conservation area appraisal noted that the roads are heavily parked by residents, commuters and town centre users, so a space right outside the house is not certain. Tell us the road and the zone name when you book, so the team knows where to park.

Questions before a Newham booking

Is my street affected when West Ham play at home?

Only if it is in one of the five event-day zones around Stratford and West Ham. Tell us the date and the start time can be planned around it.

Can you clean an oven in an East Village flat?

Yes. Tell us the block and the floor. The racks and runners come out and are soaked and cleaned separately, and the oven itself is degreased by hand in the kitchen.

My house has a gas cooker. Is that a problem?

No. Gas or electric, the oven cavity is cleaned the same way. The gas hob on top is £28 if you want it done at the same visit.

Can I book a weekend clean?

Yes. Weekend visits cost the same as weekdays, and the phone lines are open from 8am to 6pm on Saturdays and Sundays.
