Christ Church on Stratford High Street was built in 1852 to serve Stratford Marsh, the common land crossed by the Bow Back Rivers. Below Carpenters Road three streams, the Waterworks, City Mill and Pudding Mill rivers, ran south to the High Street until the flood relief scheme of 1931 to 1935 reshaped the channels.
Factories on the marsh
Industry came early. Marshgate Lane had tar and turpentine distillers (Smith Bros & Co., from about 1866 to 1967), the T. H. Harris soap works from 1873, and Loosé's cocoa and chocolate factory from about 1898 to 1937. In the Victoria County History of 1973, Silvertown and Stratford Marsh were still West Ham's two main factory areas, although by 1969 14 per cent of the marsh's industrial land stood vacant or derelict. The 2012 stadium was later built on former industrial land between the Lea Navigation and the City Mill River, and the Pudding Mill River was filled in to make the site big enough.
Homes at the edge of the old marsh
Stratford Waterfront, next to the East Bank buildings, has permission for 700 homes in four buildings of up to 27 storeys; when it was approved in June 2024, work was expected to start in spring 2026 and finish in late 2029.
North of Westfield is East Village, the former athletes' village, covered on the Stratford International page. On Great Eastern Road, by Stratford station, Legacy Tower rises 33 storeys; Telford Homes finished it in 2018.

Permit hours across the Olympic Park
On the council's zone map, Westfield, the stadium and the East Bank side of the park are all in Newham's East Village parking zone. The council's zone table gives its hours as 8am to 9pm, Monday to Sunday. Legacy Tower, on Great Eastern Road by Stratford station, is in Stratford Central: 8am to 6.30pm Monday to Saturday, and until 9pm on event days at the London Stadium. Very satisfied with the service. They were slightly late at first but I got a call from customer service to let me know, and it was all fine. The oven man, as he called himself, arrived and worked very hard for a couple of hours. My oven now looks like it has never been used.
