Newham made the Durham Road estate, a small group of late Victorian villas between Woodgrange Park and Manor Park stations, a conservation area in 1984.
The Corbett villas on Durham Road
The estate went up in the 1880s on farmland that had belonged to the Gurney estate, and one builder put up the whole of it to a single plan. The county history describes Corbett's Woodgrange estate as built at Manor Park (from Durham Road to Romford Road, mostly finished about 1883) and at Forest Gate (from Hampton Road to Romford Road), and names the developer as A. Cameron Corbett, who later built much of Ilford. It says he kept prices down while holding to a good standard, with some larger detached houses among the terraces.
The houses were aimed at City workers. Corbett negotiated cheap workmen's fares from Manor Park station, and the council's design guide points out that the small canopies over some front doors echo the railway. The council's list of properties under its extra planning controls takes in Durham, Albany, Wentworth, Cumberland, Clarence and Carlton Roads and the odd numbers 1 to 45 of Manor Park Road. The name is older than any of it: Woodgrange had been granted to Stratford Langthorne Abbey by 1189.
An Article 4 direction, first made in 1998 and reissued in February 2018, means sash windows, front doors and other changes that face the road need planning permission. Rear extensions follow the normal conservation-area rules, so a kitchen at the back may be newer than the house it belongs to. Owners outnumber renters around Durham Road
The census area that takes in Durham, Albany, Wentworth and Cumberland Roads (Newham 003B) had 607 households in 2021, and 52.9% of them owned their home. Across Manor Park ward the figure was 34.9%. Half the homes in that small area are terraced houses, and 23.6% are semi-detached or detached, against 15.8% across Newham.

Parking: Saturday visits fall outside permit hours on most of these streets
These streets are in Newham's Manor Park zone, which has different hours on different streets. The council lists Durham, Albany, Wentworth, Clarence and Cumberland Roads, with Whitta Road, Gladding Road, Keller Crescent and Comet Close, as controlled Monday to Friday, 9am to 5pm. The rest of the zone, which takes in Carlton Road, runs Monday to Saturday, 9am to 5pm, and Salisbury Road is controlled around the clock. Weekend visits cost the same as weekday ones, so on the Monday-to-Friday streets a Saturday clean avoids permit hours altogether.
Across Romford Road is Woodgrange Park Cemetery, opened in 1889 by the Tottenham Park Cemetery Company and still privately owned. Its eastern end has been sold for private housing, and the Woodgrange Park Cemetery Act 1993 required money from the sale to be reinvested in the cemetery.

Does living in the conservation area affect an oven clean?
No. The Article 4 rules cover the outside of the house facing the road, and the work is all on the oven and its parts. Dust sheets go down before any part comes out.
Do you cover the Forest Gate side of the Woodgrange estate?
Yes, at the same prices. The Woodgrange Estate conservation area (Hampton, Osborne, Claremont, Windsor, Richmond and Balmoral Roads) is in Forest Gate, so it is covered on the Forest Gate page.
How long will a range cooker take?
Two to three hours for a 90cm range. A two-oven AGA is half a day, and it has to be switched off the night before so it is cool when we arrive.
