Temple Mills straddles the Newham and Waltham Forest boundary, with a corner of it in Hackney, and most of the old wagon works and sidings are now East Village. The Eurostar engineering centre took the rest: a £402 million depot that opened in late 2007 to replace North Pole and still maintains the UK fleet. So the postcodes blur here. East Village is a landlord postcode
East Village holds 2,818 homes. Around 1,439 are privately rented through Get Living, and 1,379 are managed by Triathlon Homes, which means over half the housing within walking distance of the Velopark is institutionally let rather than owner-occupied. Furnished build-to-rent flats of that vintage carry one integrated single oven, a four-ring hob and a hood in the unit above. They are near identical from block to block. Tenancies end, inventories get checked, and the oven is the line people argue about.
What £77 gets done
Racks, shelves, trays and side runners come out of the oven and soak in a heated tank in the van. The cavity, fan cover and door glass are degreased by hand with non-caustic products, indoors, so the flat is not left smelling of anything. The door is split where the design allows. A single takes about ninety minutes and the oven is heat-tested before we sign off, which is what you want in front of an inventory clerk rather than a promise it will be fine once it burns off. Parking and the van
Waltham Forest runs controlled parking zones across Leyton, and the council warns that core hours do not apply to every street inside a zone, so the signs on Temple Mills Lane are the ones that count. It is all inside the ULEZ. No call-out fee inside the North and South Circular.
