Britannia Village was built on the south side of Royal Victoria Dock from 1994, in what would come to be known as West Silvertown. Its first residents moved in during 1996.
Britannia Village, planned as an urban village
The land was cleared first. Cranbrook Point and Dunlop Point, two council tower blocks built by Newham in the 1970s, held 264 flats and stood where the village green is now; their tenants were rehoused and the towers came down. About 60 older private homes, mostly around Mill Road, were left standing. Peabody then started 85 homes for rent on a four-acre site off Fort Street, and the following year the London Docklands Development Corporation sold 28 acres to Wimpey Homes for 777 private homes and six shops. Land was also set aside for 140 social homes, to be built by Peabody and East Thames Housing Group at six sites across the village.
The postcode dates fit that order. Pepys Crescent and Capulet Mews got theirs in December 1996, Britannia Gate in 1997 and Wesley Avenue in 1998 and 1999, while Evelyn Road, Hanameel Street and Mill Road were already on the file in 1980.
In the census area around Wesley Avenue, Constable Avenue and Pepys Crescent (Newham 042A), 74.3% of the 587 households lived in a purpose-built flat in 2021 and 18.6% in a terraced house. More than half (55.5%) rented privately and 37.5% owned. A kitchen fitted in the late 1990s may still have its first built-in oven or a later replacement, and a terraced house can have a double, so tell us which when you call.

Parking in the Royal Docks West zone
Britannia Village sits in Newham's Royal Docks West parking zone, introduced in May 2017. Its controlled hours are 8am to 6.30pm on all seven days, according to the council, so a weekend visit still needs a legal bay near the door. The footbridge over the dock, finished in 1998, links the village to ExCeL and Custom House station for people on foot only; the van comes in by road. West Silvertown DLR station, opened on 2 December 2005, was set up to serve the village.
Across the water, the blocks by Royal Victoria station are a different picture: almost all flats, and mostly rented.
