Nobody lives on Three Mills itself. The island in the River Lea is a working film and television site, 3 Mills Studios, with nine sound stages and around 75,000 square feet of them, wrapped around the Grade I listed House Mill that Daniel Bisson built in 1776 and that is still the largest surviving tidal mill in the world. So when we say Three Mills we mean the homes within walking distance of Three Mill Lane: Bromley-by-Bow, which sits in E3 to the north and runs into E14 to the south.

Along Devons Road and the Lea corridor the stock is newer apartment blocks, established estates and warehouse conversions, with period streets behind them. A new-build or estate flat almost always means one integrated oven, which is £77 and about ninety minutes. Warehouse conversions are less predictable. A converted shell may have a run of units with two cavities behind separate doors, and that is a double oven at £110, or a 90cm range at £114 where the kitchen was designed around one.
Studio hours and the dip-tank

One scheme beside the conservation area is building 219 homes and has to hold the new buildings 55 metres back from the listed mills, which tells you how tight the ground is here. The method does not change with the address. Racks, shelves, trays and side runners soak in the heated tank in the van; the cavity, fan cover and door glass are done by hand indoors with non-caustic products; the oven is heat-tested and signed off before we leave, with no chemical smell left in the flat.

Is Three Mills E3 or E14?
The mills and the studios are E3, on Three Mill Lane. Bromley-by-Bow spreads across both, so the southern streets tip into E14. Either way the price list is the same.
Can you clean a cooker in a converted warehouse with no window in the kitchen?
Yes, and that is the case for keeping the caustic tank in the van. Only non-caustic products come inside.
