The House Mill on Three Mill Lane was built in 1776, so 2026 is its 250th anniversary. It is listed Grade I and is run as a museum by the House Mill Trust.
Three Mills Island: mills, studios and Island House
Three Mills is an island in the Lea, cut off on its east side by the Prescott Channel. The island is in Newham. The river is the borough boundary, though, and Three Mill Lane comes in from the Tower Hamlets bank beside the Tesco car park. Next to the House Mill stands the Clock Mill, rebuilt in 1817 around a clock tower of 1753. Much of the rest of the island is 3 Mills Studios, with 75,000 square feet of stage space and a vehicle entrance on Hunt's Lane, plus the grass of Three Mills Green.
Island House is a block of flats on Three Mill Lane, beside the mills. More homes are on the land either side: Sugar House Island to the north, and newer blocks along Hancock Road across the Lea.
Sugar House Island: 1,200 homes to rent
The 26-acre site north of the mills, in E15, is a rental neighbourhood by Vastint. Sugar House Lane runs into it from the High Street, whose tower flats have their own Stratford High Street page. When the island is finished it will have 1,200 homes to rent, 40% of them with three bedrooms or more. Three collections are complete: Botanical Mews, Soapbox and The Sugar House. The last is the five-storey Victorian brick warehouse that gave the island its name, now loft flats ranging from studios to a two-bed. The mews houses have three or four bedrooms over three floors.
A studio or one-bed in a new block usually has an integrated single oven, under the hob or at eye level; a three-storey family house is where a double oven is more likely. The racks, trays, side runners and fan cover come out and are soaked and cleaned separately, while the cavity and the door glass are degreased by hand in the kitchen, over dust sheets. Where the design allows, the door is split too.
Flats on the Tower Hamlets bank
Across the Lea, between the A12 and the river, the blocks around Hancock Road are in one census area, Tower Hamlets 008F. At the 2021 Census, 98.5% of its households lived in purpose-built flats. Of its 674 households, private renters were the largest group at 35.0%; 31.9% owned, 16.9% rented from a social landlord and 16.2% were shared owners. Several postcodes here were only issued in January 2026, which points to newer blocks than the census saw.

Parking for the van near the mills
On Sugar House Island the street parking is 20-minute loading bays and blue badge spaces only. The underground car park is for residents and commercial occupiers, and the estate offers paid visitor parking to residents' guests. A single oven takes about 90 minutes, longer than a 20-minute bay, so if you live there, ask the estate about a visitor space for that time. Newham includes the island and the mills in its Stratford South West zone; the council's zone table lists control for two hours on weekday mornings, 10am to noon, and from 8am to 9pm on event days.
