In the 1880s T. C. T. Warner, one of the largest landowners in Walthamstow, began building on the Clock House estate around Pretoria Avenue, and by 1900 his company had built up most of Blackhorse Lane between Edward Road and Pretoria Avenue.

Walthamstow's Warner flats

Warner terraces are easy to pick out: bold red brick, gables, recessed porches and tiled roofs, often marked with a 'W'. Many were built as two flats, one upstairs and one down, each with its own front door and a share of the garden behind. About 4,000 of these flats are still in the borough. The Warner Estate managed them all until the early 2000s, when the portfolio was split between Circle 33 and other owners.

That layout suits an oven clean. With a separate front door for each flat, nothing has to pass through a neighbour's hall: the racks, trays and side runners come out and are soaked and cleaned separately. The cavity, fan cover and door glass are degreased by hand in the kitchen.

The company built north of Walthamstow too. In the 1930s it laid out the Highams Estate by Highams Park: more than 300 semi-detached and detached houses with three to five bedrooms, offered in standard types lettered A to H. It became an Area of Special Character in 1988, and an Article 4 direction came into force there on 2 September 2020.

Those are 2021 Census shares for the borough's 102,901 households. Only 4.1% lived in a detached house. North and south look different. In Endlebury ward, in Chingford, 49.0% of households had a semi. In Leytonstone ward 27.0% lived in a converted house, and in High Street ward, in the middle of Walthamstow, 42.0% were in a purpose-built block.

A Chingford semi is the likeliest place for a built-in double, which takes about two hours. A converted flat in Leytonstone more often has a single under the worktop, about 90 minutes, with a flight of stairs between the kitchen and the street.

Parking zones in Waltham Forest: 15 sets of hours

The council's parking zone overview map lists more than 80 controlled zones, from Abbotts Park Road/Midland Road (AM) to Whipps Cross South East (WXSe), and 15 different sets of hours. At the short end, some zones are controlled Monday to Friday, 10am to 2pm. At the long end, some run every day from 7.30am to 10.30pm.

Some streets have no marked bays at all. These are permit parking areas, signed "Permit holders only past this point" where you turn in; the entry sign is the only notice, and a vehicle without a permit can be ticketed anywhere along the road. The van has to stay put for the whole visit, so in a permit area, or a zone during its hours, it needs a visitor permit from you. The council's CPZ page explains the signs.

Renting in Leytonstone, Leyton and Walthamstow

In 2021 just under half of Waltham Forest households (48.9%) owned their home, 27.8% rented privately and 21.5% rented from the council or a housing association. Private renting was highest in Grove Green ward, which covers parts of Leyton and Leytonstone, at 41.8%, then High Street ward at 39.9%.
