Rathbone Market sits on a triangular site squeezed between Barking Road and Newham Way, the A13, and the redevelopment there put over 600 homes on the site of an old street market that now trades four days a week under the square. Phase 1, the red block called Vermilion, is 271 flats on its own.

Canning Town South is in the middle of a £2.7bn rebuild: 2,750 homes coming down, about 10,000 going up, with 147 social-rent homes on the Vincent Street site due in 2027. What that means for us is a postcode dominated by kitchens built to the same spec. One integrated single oven at chest height, a hob above or beside it, a hood venting through a filter. Very few doubles. The range cookers and AGAs that turn up elsewhere in London basically do not exist here, and the older stock that survives around Barking Road is mostly ex-council flats with freestanding cookers.

Canning Town runs an industrial parking zone rather than a straightforward residents' zone, operating 8am to 6.30pm, Monday to Saturday. A vehicle without a permit can stay four hours. Loading is twenty minutes in any bay. A single oven takes about ninety minutes and a double around two, so the four-hour limit is not usually the problem; the problem is Silvertown Way, which was Britain's first flyover when it went up in the 1930s and has nowhere to stop on it at all.

Why is there so much end-of-tenancy work in this postcode?
Tenure mix. Rathbone Market's third phase alone was consented with 28% market rental and 13% private rented sector homes, so a large share of the flats change hands on a twelve-month cycle, and an oven clean in the Rathbone Market flats is usually the last item on an agent's checkout list.
Do you need to pull the oven out?
Not normally. Racks, shelves, trays and runners go to the heated tank in the van. The cavity, fan cover and door glass are done by hand at the appliance with non-caustic products.
Will the flat smell of chemicals?
It should not. Nothing caustic comes through the front door, which is worth something in a small sealed flat with the windows shut.
Do you test it before leaving?
The oven is heat-tested and signed off. If a bulb or a seal has failed, the technician tells you rather than leaving you to find out at dinner.

Very satisfied with the service. They were slightly late at first but I got a call from customer service to let me know, and it was all fine. The oven man, as he called himself, arrived and worked very hard for a couple of hours. My oven now looks like it has never been used.
I would certainly recommend this service, very efficient and good value for money. The young man did a great job and even cleaned the kitchen floor. Thank you.
