Thomas Corbett bought the Woodgrange estate, about 110 acres of open land between Romford Road and the railway, from John Gurney in January 1877, and 1,160 houses were built on it by 1892.
The Woodgrange estate, 1877 to 1892
Corbett died in 1880, by which time Romford, Windsor, Claremont, Osborne and Hampton Roads were built up west of Richmond Road. His son Cameron took over at 24. The houses were sold on 99-year leases, and Corbett's Presbyterian beliefs kept pubs off the estate. The county history calls it much the largest middle-class development in West Ham: a gridiron of good-sized plots with gardens front and back, most houses double-fronted, some with glass-roofed verandahs.
Residents lobbied for protection, and Newham made the estate a conservation area on 20 July 1976, then served an Article 4 direction in May 1977. The council's 2006 appraisal notes that many of the houses remain single family homes. A house this size may have a range or a double oven, so tell us which when you call.
Two census areas, a few streets apart
Bombing in the Second World War did its worst damage at the estate's western edge: the appraisal says the Victorian development on the Woodgrange Road frontage there, and about half the block towards Richmond Road south of Osborne Road, was entirely lost. From the mid-1950s that ground was rebuilt as social housing designed by T E North, and the appraisal says it was the first estate in West Ham with an 11-storey tower block. It is left out of the conservation area. The 2021 Census shows how different the two ends now are.

In a big house the oven can be in a kitchen at the back; in the blocks it is a fitted kitchen in a flat, sometimes several floors up. The method does not change. Racks, trays and side runners come out and are soaked and cleaned separately, and the cavity, fan cover and door glass are degreased by hand, with dust sheets down first.

Parking on the Woodgrange estate
The council's 2006 appraisal describes these roads as heavily parked by residents, commuters and town centre users. They are in Newham's Forest Gate parking zone, which the council lists as controlled Monday to Saturday, 9am to 5pm. Its pay-by-phone bays have different limits: 30 minutes on parts of Hampton, Osborne and Claremont Roads, and 2 hours on Balmoral Road and on Richmond Road between Hampton and Claremont Roads. North of the railway the Forest Gate North zone runs longer, 8am to 6.30pm. Sunday is outside both, at the weekday price.

Both. The county history says it extended into East Ham, and its Manor Park side, round Durham Road, is on the Woodgrange Park page. Hampton, Osborne, Claremont and Windsor Roads are Forest Gate.
