At the 2021 Census, 69.5% of Havering's 101,276 households owned their home, the highest share of any London borough. Havering also led London on owning outright, with no mortgage left: 34.5% of households. Semi-detached houses were the commonest home, at 41.2%, a share beaten in London only by Bexley.

Havering's housing, estate by estate

The borough was built in distinct stages. Gidea Park began as the Romford Garden Suburb, and its 1911 exhibition showed 159 fully furnished houses and cottages by around a hundred architects. A second exhibition of 35 modern houses followed in the summer of 1934. The area has been a conservation area since 1970, and six of the 1911 houses are listed Grade II.

In 1933 the builder Costain bought three farms and announced 7,000 houses on 600 acres for private sale: Elm Park. The District line station opened in 1935, and the war stopped building before the plan was finished. Today the Elm Park ward is mostly semis (44.5%) and terraces (36.6%).

After the war the London County Council built Harold Hill: 7,631 permanent homes for about 25,000 people between 1948 and 1958, mostly brick terraces with some flats. In Heaton ward, which takes in Hilldene Avenue and Straight Road, 37.6% of households rented from the council or a housing association in 2021.

1930s semi kitchen with a 90cm range cooker

Houses built between 1911 and the 1950s usually had a space for a freestanding cooker, and many kitchens have been refitted since, often with a built-under double. Either way the oven comes apart the same: dust sheets first, racks and runners out to be soaked and cleaned separately, and the cavity, fan cover and glass cleaned by hand indoors.

Range cookers and AGAs in the larger houses

At the other end of the scale, 48.8% of households in Emerson Park ward lived in a detached house in 2021, and 87.5% owned their home. Upminster ward was two-thirds semis (66.8%) and 85.8% owner-occupied. Large detached houses are where a range cooker or an AGA turns up more often.

Romford town centre flats to let

St Edward's ward, around the Market Place and The Liberty, had the highest share of flats of any Havering ward in 2021: 41.6% of households lived in a purpose-built block, and 28.8% rented privately. In St Alban's, around the station and Victoria Road, the private renting share was 35.0%, more than double the borough's 15.8%.

Parking the van in Havering

Havering's council car parks keep different hours. Angel Way in Romford charges from 7am to 8pm and is closed on Sundays. Appleton Way and Billet Lane in Hornchurch, Balgores Square in Gidea Park and Cherry Tree in Rainham charge from 7am to 6pm and are free on Sundays.

A house with a drive is easiest. In Romford, the council's permit site lists a few leaseholder-permit bays on Alexandra Road and King Edward Road, so tell us the street when you book.

Is the double oven in my 1930s semi a long job?

About two hours. When it is back together it is heated, and you look inside before we pack up.
