Barking and Dagenham is terraced-house country: 41.6% of its 73,899 households lived in a terraced house at the 2021 Census, against 27.7% in purpose-built flats. Almost a quarter (24.5%) rented their home from the council.
The Becontree terraces
Many of those terraces are on the Becontree estate, which the London County Council built between 1921 and 1935 as the largest public housing estate in the world: about 26,000 homes for roughly 100,000 people. It was laid out across Barking, Dagenham and Ilford. A century on, the terrace still dominates. In Goresbrook and Parsloes wards just over 58% of households lived in a terraced house in 2021, while only 12.5% and 10.8% lived in a purpose-built flat.
Houses of that size usually have small kitchens, which suit a 60cm freestanding cooker. A larger cooker usually means the kitchen has been extended at some point. The Becontree Heath page has more on the original house types.
Barking's flats, old and new
Barking town centre turns the pattern round. Abbey and Northbury, the two wards that share the town centre, had 64.8% and 59.3% of households in purpose-built flats in 2021, and next door in Gascoigne the share was 69.0%, the highest in the borough. Abbey also had the borough's highest share of private renting, at 53.3%.
Down by the Thames, Barking Riverside is being built by a joint venture between L&Q and the Mayor of London. More than 3,000 homes had been finished there by March 2026, when the plan was raised from the original 10,800 homes to as many as 20,000. Its Overground station, now on the Suffragette line, opened on 18 July 2022. Six parking schemes in 2025
Between May and August 2025 the council brought in six parking schemes across the Becontree estate and Chadwell Heath, one new zone and five extensions, according to its published list of new and proposed parking schemes. Zone STR grew into Mayesbrook and Parsloes wards from 2 June. A new zone, CH1, took in parts of Becontree, Valence and Parsloes wards from 4 August, the same day zone HWS was extended within Parsloes. Zone CH reached further into Chadwell Heath and Whalebone wards from 23 June. All of them are controlled from 8.30am to 5.30pm, Monday to Friday.
That leaves Saturdays and Sundays free of controls in those zones, and we charge the same at weekends. On a weekday within those hours, the van parks on one of the resident's visitor permits. Either way the team needs somewhere to park.
Licences for private landlords
In 2021, 24.2% of households in Barking and Dagenham rented privately, 31.5% rented from the council or a housing association and 42.4% owned their home. Private landlords now need a licence for most lettings: the council's selective licensing scheme began on 6 April 2025, a few months after additional licensing for smaller shared houses came in on 9 January.

My road went into zone CH1 in 2025. Where will the van park?
On a weekday between 8.30am and 5.30pm, in a bay on one of your visitor permits. At weekends the zone is not controlled, and the price is the same.
How long does a cooker in a Becontree house take?
A freestanding cooker with one oven takes about 90 minutes. If it has a second oven above the main one, allow about two hours, as for a double.
