The first brick of Upminster's garden suburb was laid on 17 November 1906. Peter Griggs, who had played a large part in developing Ilford, planned 700 acres of the Upminster Hall estate as a new suburb, with houses on half-acre plots north of the railway and the shops and smaller houses south of it.
Roads called Gardens north of Upminster station
Within a year 44 houses were finished or going up north of the line, and there were 96 by 1909. Every new road on that side was called Gardens, named at first after the families who had held the old manors; Engayne Gardens recalls the Engaines, lords of Gaynes in the 13th century. South of the railway Griggs laid out Howard Road and St Lawrence Road, and building carried on even through the First World War. By 1938 Hunts farm, Hoppy Hall farm and the part of Gaynes Park north of the lake were all houses, and central Upminster was complete.
A house of that age has usually had its kitchen extended or refitted at least once, so the cooker could be a built-in single under the worktop, a tall double, or a 90cm range in a knocked-through room. Say which when you call, because the appliance sets the price.
Upminster ward in the 2021 Census
The census splits the town in two. The Gardens north of the station, such as Engayne and Waldegrave Gardens, are counted in Cranham ward; Upminster ward takes Station Road, the streets south of the line, Corbets Tey and North Ockendon. In 2021 it had 5,165 households. Two-thirds (66.8%) lived in a semi-detached house, 85.8% owned their home and almost half (49.1%) owned it outright, against 69.5% owning across Havering. Just 2.0% lived in a commercial building, the census heading that covers flats over shops.

Corbets Tey, the old hamlet south of the town
Havering made Corbets Tey a conservation area in 1990. With Hacton and the village round the parish church it was one of medieval Upminster's three settlements. The Old Cottage, on the corner of Corbets Tey Road and Ockendon Road, was the George inn from 1769 or earlier until 1901. Opposite, High House has a narrow late 17th-century brick front on an older timber-framed wing, and nos. 1-8 Harwood Hall Lane are rendered and weatherboarded cottages, the first three once a single early 17th-century house. A small cottage kitchen often has a freestanding cooker; its racks and trays come out and are cleaned separately like any other.
Parking for the van on Upminster's pay bays
Havering's pay bays on Branfill Road, Gaynes Road, Howard Road, St Lawrence Road, St Mary's Lane and Corbets Tey Road charge from 9.30am to 6.30pm, with a 3-hour limit and no return within 2 hours, according to the council's schedule of charges. They are free on Sundays. A single oven fits inside the limit; a range may not. Away from the centre, check the signs on your road for permit bays and tell us when you book. Havering's restrictions also apply on bank holidays unless a sign says otherwise. If the house has a drive the van can use, say so.
