Orchard Village, at the western end of South Hornchurch and in Beam Park ward since 2022, stands where Hornchurch council built the Mardyke estate in the 1960s, on the land of Mardyke Farm, for workers at the Ford factory in Dagenham.
From the Mardyke towers to Orchard Village
The Victoria County History of Essex (1978) notes that flats had become more common in Hornchurch, notably at Mardyke, where the council built a group of tower blocks; there were six, among maisonettes and low-rise flats. In March 2008 Havering transferred the estate to a housing association, and from 2009 Willmott Dixon replaced it in phases with 555 homes of mixed tenure: 339 for rent, 64 in shared ownership and 152 for private sale. The first phase was given the name Orchard Village.
The census reflects that mix. In the small census area around Orchard Village (Havering 028A), 56.1% of the 982 households lived in a purpose-built flat in 2021, 39.5% rented from a social landlord other than the council and 8.1% were shared owners.
Flats built since 2009 normally have the oven built into the kitchen units, usually a single. It still comes apart the standard way. Dust sheets go down first, the racks and side runners come out and are soaked and cleaned separately, and the cavity, fan cover and door glass are hand-degreased in the flat.
Beam Park, across two boroughs
Just south of Orchard Village is Beam Park, a new neighbourhood on former industrial land that runs from Barking and Dagenham in the west into Havering in the east. The first residents arrived in December 2020. The station planned for it, east of Marsh Way on the c2c line, has been delayed for years. On 25 March 2026 the government confirmed that a new Beam Park station could be accommodated within the existing rail network, and the GLA, Havering, TfL and partners were working to assemble the funding; Havering's leader said the same day that costs had risen. No opening date is given in either statement. Until a station opens, the nearest trains are at Rainham and Dagenham Dock.
The older streets and the old airfield
Further east, South Hornchurch ward is mostly houses: 40.5% of its 3,989 households lived in a terraced house in 2021 and 73.2% owned. The VCH records some building between Rainham Road and New Road before 1939 and large estates after the war, with a large proportion of the houses built since 1945 being council houses. North-east of the ward, the RAF Hornchurch airfield at Suttons Farm stayed in RAF hands into the early 1960s, was then dug for gravel, and from 1980 was re-landscaped as Hornchurch Country Park.
