Beam Park has added thousands of new flats off Cortina Drive, and that development sets the tone for a lot of our RM13 work. A new-build flat here comes with one integrated oven behind a cupboard front, the £77 job, and it is the clean we book most in the newer blocks. Away from Beam Park the picture changes. The older streets off Rainham Road South and around Cherry Tree run to interwar and postwar houses with freestanding singles, plus a scatter of extended kitchens that take a double.
New-build flats and the older streets
Whatever the cooker, the method is the same. Racks, shelves, trays and side runners lift out and soak in the heated tank down in the van, while the cavity, fan cover and door glass are degreased indoors by hand with non-caustic products, so there is no chemical smell after. In the flats it is usually a single oven clean at £77, about ninety minutes. We heat-test every oven and sign it off before we leave.

Parking at the new blocks
Parking at Beam Park is gated, with one allocated space per flat, so we need you to book us a visitor bay or meet us at the barrier to let the van in near the entrance. The older streets around Rainham Road South are easier, with driveways and kerb space. South Hornchurch sits on the edge of Greater London between the River Beam to the west and the River Ingrebourne to the east, and it is inside the London-wide ULEZ, so our vans meet the standard. Is the oven usable straight after?
It is. We heat-test it and sign it off before leaving, and the non-caustic products mean nothing needs airing out.
Do you do end-of-tenancy ovens for the rentals here?
We do. Tenants and letting agents book them between lets, and we sign the oven off for the checkout inventory.
Can you add a hob or extractor to the clean?
Yes. A hob is £23–28 and an extractor hood is £28, added to whichever oven price applies.
