In 1912 the Victoria County History found Woodmansterne still quite rural, kept that way by its height on the downs and its distance from a railway. Most of the village then lay along the road from Banstead to Coulsdon, with the church and a two-storey, eighteenth-century red-brick manor house at its south-east end.

The railway came within reach on 17 July 1932, when Woodmansterne station opened on Chipstead Valley Road, just across the border in Croydon. Today the village is a line of houses along two main roads with a few side estates behind them. In the small Census area that takes in Kingscroft Road, Court Haw and the middle of Woodmansterne Street, 79.3% of the 545 households lived in a semi-detached house in 2021. Only 5.7% had a detached one. More than half, 52.7%, were buying with a mortgage.

A longer stretch, aimed at weekend event parking, was cut back after objections.
