William Webb bought the land for his estate in Purley in 1888, and in 1919 he gave his method a name in the title of a book: Garden First in Land Development.
The Webb Estate and Upper Woodcote Village
Croydon council puts the building of the estate and the village at 1903 to 1925, across 260 acres, though its conservation appraisal has Webb starting on Banstead Road in 1898. Upper Woodcote Village, a model village round Woodcote Village Green, was laid out in 1903; Rose Walk followed in 1907, and Furze Hill, Furze Lane, Woodcote Lane and Briar Hill were built up by 1920. The houses are detached and semi-detached, set in plots of different sizes, in Arts and Crafts, Tudor Revival and Neo-Georgian styles. Upper Woodcote Village has been a conservation area since November 1973 and the Webb Estate since 1983, with Furze Lane added in 1984; in June 2026 Croydon's cabinet approved an updated appraisal for both.
Purley and Woodcote ward, which takes in the estate and Purley town centre, had 5,897 households at the 2021 Census, and 33.1% of them lived in a detached house. Another 31.1% were in purpose-built flats, a figure that includes Purley town centre.
AGA or range cooker
A large period kitchen may hold a heat-storage cooker or a wide range, and the two are cleaned differently.

- A cast-iron cooker that is usually kept hot all the time. It has to be switched off the night before so it is cool by morning, and a two-oven AGA takes about half a day: £143, or £187 for four ovens.
- 90cm range cooker
- A gas or electric cooker with two oven cavities and a wide hob, used and cooled like any other. It takes 2 to 3 hours and costs £143.

Woodcote on both sides of the borough line
Croydon's appraisal says the estate is close to an archaeological priority area, within Sutton and partly along the borough border, that includes the site of the medieval village of Woodcote, and the name runs across the line. Some CR8 postcodes, CR8 3PH among them, are in Sutton, most in its South Beddington and Roundshaw ward, and Sutton has its own Woodcote Road and Woodcote Green in Wallington, SM6. The price list is the same on either side.
Parking near Purley
On Croydon's Purley permit zone map (a 2010 drawing), the shaded area covers the town-centre ends of Foxley Lane and Banstead Road; Woodcote Valley Road and Furze Lane sit outside it. Check the signs on the day, and tell us if the van can go on the drive.

The Webb Estate, Upper Woodcote Village and Woodcote Village Green are in Croydon, in Purley and Woodcote ward. Some streets with CR8 postcodes to the north are in Sutton.
Our house is in the conservation area. Does that change anything?
No. The work happens inside the kitchen, with dust sheets down first, and nothing outside the house is touched.
When should we switch the AGA off?
The night before the visit, so it is cool when we arrive. The AGA care guide has more on looking after it between cleans.
