Whipps Cross Road is mentioned in 1492 as Phipps Cross Lane, a lane linking Leytonstone with Whipps Cross. By 1767 a row of about twelve middle-class houses stood on its south side, looking out over forest land.
Whipps Cross Hospital and its land
Most of the ground at Whipps Cross is the hospital. West Ham's poor-law guardians bought Forest House and its 44-acre estate in 1889 and opened the West Ham Union Infirmary there in 1903, with 672 beds. By the end of the First World War it was becoming a general hospital and took the Whipps Cross name; Forest House closed in 1962 and was pulled down in 1964.
In November 2021 the council's planning committee approved a new hospital on a smaller part of the site, with up to 1,500 homes, half of them affordable, on the land left over. A 500-space multi-storey car park for staff and visitors opened in November 2025. The hospital itself has slipped: in January 2025 the Health Secretary placed Whipps Cross in the second wave of the government's hospital programme, and a written answer to Parliament in June 2025 gave a construction start between 2032 and 2034.
Terraced houses between the forest and Leyton
The census area the House of Commons Library calls Whipps Cross takes in the hospital and the streets west and south of it, down towards Leyton. It had 3,116 households in 2021. 46.7% lived in a terraced house, 18.1% in part of a converted house and only 14.1% in a purpose-built block. More than half (56.8%) owned their home and 28.3% rented privately.
A terrace that is still one house may have a built-in double, or a range cooker in an extended kitchen. Both suit the method. Roadworks and parking on Whipps Cross Road
In January 2019 traffic moved onto a new junction with traffic lights and a bus interchange where the Whipps Cross roundabout had been. Now the council is rebuilding Whipps Cross Road itself, from Lea Bridge Road to the Green Man roundabout, with separate paths for walking and cycling. Work started in January 2026, should reach the James Lane junction in March 2027 and finish in spring or summer 2028. The council says parking along the route does not change.
The council's March 2026 zone map splits the streets round the hospital into several zones. Whipps Cross North (WXN), by the Lea Bridge Road junction, is shown as Monday to Saturday, 8am to 6.30pm, and Whipps Cross South East (WXSe) as every day, 8am to 9pm. A third zone, marked WXSw, covers the hospital grounds and the streets to the south west, shown as Monday to Friday, 9am to 6pm. These are the core hours only: the map itself is marked for reference, and some streets have their own times, so the plate at the end of your road decides.

Yes. We work seven days, and a Saturday or Sunday costs the same as a weekday.
How long does a double oven take?
About two hours, at £110. A 90cm range takes two to three.
