At the 2021 Census, 70.2% of the 94,814 households in Westminster lived in a purpose-built block of flats; in Vincent Square ward the figure was 90.7%. Only about one household in ten had a whole house.

A city of flats, from Pimlico to Church Street

In Church Street ward 88.9% of households lived in purpose-built flats and 58.3% rented from the council or a housing association, the highest social-renting share in the city. In Marylebone ward, 59.7% of households rented privately.

In Pimlico, Churchill Gardens was built between 1946 and 1962 to a design by Philip Powell and Hidalgo Moya, about 1,600 homes in 32 blocks by the river on land cleared after Blitz damage. Its glass accumulator tower once stored heat piped across the Thames from Battersea Power Station. The estate became a conservation area in 1990, and six of its blocks were listed Grade II in 1998.

A flat in a block like these usually has a built-in single or double set into a run of units, and the work on it does not change with the postcode. Whatever lifts out is soaked and cleaned separately. Upstairs, on dust sheets, the cavity and the door glass are degreased by hand, the fan cover too, and the door is taken apart where its design lets it.

Queen's Park's Victorian terraces

Terraced houses survive in the far north-west of the city. The Queen's Park Estate was built between 1875 and 1881 by the Artizans, Labourers and General Dwellings Company, a model-housing company, and in Queen's Park ward 26.6% of households still lived in a terraced house at the 2021 Census, more than in any other Westminster ward. A house of that kind usually has a kitchen at the back with a freestanding cooker or a built-in single.

Built-in single: One oven cavity, under the worktop or at eye level. About 90 minutes.
Built-in double: A main oven with a smaller top oven and grill above it. About 2 hours.
90cm range cooker: A freestanding cooker 90cm wide with a hob on top and two ovens, or one wide one, underneath. 2 to 3 hours.
Two-oven AGA: A cast-iron cooker that stores heat and is usually left on. Switch it off the night before so it is cool; about half a day.

Westminster's parking zones, A to G

Westminster has seven lettered parking zones, split into sub-zones, and the council's table of hours from March 2026 shows how much they differ. In zone E, Mayfair and St James's, paid bays and single yellow lines are controlled 8.30am to 6.30pm Monday to Saturday, and resident bays are controlled 24 hours a day, every day. Zone G (Soho, the West End and Covent Garden) has the same Monday to Saturday hours for paid bays. Zone C, which covers Harrow Road, Queen's Park and the north of Maida Vale, is a weekday zone: its paid bays and yellow lines are controlled 8.30am to 6.30pm, Monday to Friday.

So on a Saturday the paid bays and yellow lines in zone C cost nothing, while in Mayfair they are controlled every day except Sunday. Westminster says it runs no on-street visitor permit scheme, so the van pays for a bay. The team needs somewhere to park, and the street name and zone letter help us plan it.

Lettings in Marylebone and Lancaster Gate

Westminster rents more than it owns. In 2021, 43.3% of households rented privately, 28.3% were social tenants and 27.4% owned their home. In Lancaster Gate ward the private share was 58.7%, and in Hyde Park ward 54.8%.

A private let around Marylebone or Lancaster Gate normally ends with an inventory check, and the clerk opens the oven. Agencies can have the invoice in their own name, photos for the file, and keys for an empty flat picked up and returned by arrangement.

Is a range cooker in a Belgravia house priced differently?
