Westcombe Park was sold for building in 1876: 118 acres, 56 of them attached to Woodlands, the Angerstein house that still stands at 90 Mycenae Road.
Victorian villas built plot by plot
The buyer, the Midland Land and Investment Corporation, held a design competition and then sold on. The Westcombe Park Estate Company laid out roads and sewers around 1878, and most of the streets were named that year (Humber Road is called after William Humber, one of the company's directors). Then it sold plots one at a time to whoever would build. Sales were slow. Over 100 plots were still empty in 1883, and most of the Victorian houses went up in the 1890s.
Royal Greenwich's 2010 appraisal of the conservation area, designated in 2002 and covering 53.39 hectares, describes the result as small cohesive groups of houses, many evidently designed by architects rather than built from a pattern book, mostly detached or paired villas, with plainer terraces on Westcombe Hill, Ruthin Road and the east end of Humber Road near the station. Coleraine Road and Foyle Road still bend at their southern ends, a layout that avoided old gravel pits and ponds.
A fifth of households live in a converted house
Big houses get divided. In the wider census area the House of Commons Library calls Westcombe Park and Maze Hill (Greenwich 016, which also takes in the Maze Hill and Vanbrugh Park streets), 606 of the 2,944 households lived in part of a converted or shared house in 2021, which is 20.6%. Another 42.9% were in a purpose-built block; the appraisal lists post-war council blocks and back-land flats among the villas. Just under half of all households (48.8%) owned their home.
A flat on the first or second floor of a split villa usually has a smaller kitchen than the house was built with, often a built-in single or a slim freestanding cooker, and a staircase between it and the street. The whole houses that are left have room for a 90cm range or a double oven. Parking in the Westcombe Park zone
Royal Greenwich runs a Westcombe Park controlled parking zone, code W, from 9am to 6:30pm Monday to Saturday, so on any day but Sunday the van needs a bay it is allowed to use; the plate on your street gives the rules. The 2010 appraisal noted that a growing number of front gardens here were being replaced with hardstanding. If your house has a hardstanding, say so when you call: it puts the van a few steps from the door.
Getting in has its own rules. Under the East Greenwich neighbourhood scheme, made permanent in February 2026, Westcombe Hill at Station Crescent and Vanbrugh Hill at Dinsdale Road are bus gates and Halstow Road has a traffic filter, all closed to traffic 7am to 10am and 3pm to 7pm on weekdays and monitored by number plate cameras. Mention your address when you book so the arrival time can allow for them.
