Villas of the 1860s beside the railway
These streets make up a Westminster conservation area, designated in September 1989. The council's audit of the conservation area calls it a surviving fragment of mid-Victorian building, bounded on three sides by housing built after 1970, with a street plan set by the railway: Tavistock Crescent follows the curve of the Hammersmith line, and Aldridge Road Villas lines up with the old station sidings. Most houses on Aldridge Road Villas are semi-detached villas, three storeys over a basement. On Leamington Road Villas the terrace form dominates. Only the east side of St Luke's Road is Westminster; the houses opposite are in Kensington and Chelsea.
Many of the houses are now flats, the audit notes. No. 23 Aldridge Road Villas was already a moderately priced boarding house when Vallabhbhai Patel, later India's Deputy Prime Minister, lodged there as a law student. In the census area around Leamington Road Villas and Dartmouth Close, which also takes in much of Aldridge Road Villas (Westminster 014E), 31.9% of the 699 households lived in part of a converted or shared house in 2021, and 63.1% in a purpose-built block. Just 4.0% had a whole house.
An oven in a converted villa
Splitting a villa of three floors and a basement usually leaves several small kitchens, often with a built-in single, and puts the lowest flat below the pavement. None of that changes the clean. Dust sheets go down first. Racks, trays and side runners come out and are soaked and cleaned separately, while indoors the cavity, the fan cover and the door glass are degreased by hand. If the door is designed to come apart, it is split.
Flats on the wartime bomb sites
Three sections of the conservation area were destroyed by bombing in the Second World War, the audit says, and were rebuilt later. Post-war flat blocks now stand on bomb-damaged plots: Aldridge Court, four storeys of brick, where 10 to 18 Aldridge Road Villas were; St Luke's Court, five storeys; and Leamington House, four. Tavistock Mansions came in 1993, on the site of St Luke's Church.
In 2021, 24.8% of the census area's households rented from the council and 17.2% from a housing association, with 28.8% renting privately and 28.6% owning. Landlords and letting agents can have the invoice addressed to them, photos of the cleaned oven for a checkout file on request, and keys to an empty flat collected by arrangement. Parking for the van in sub-zone B2
Westminster's resident-bay map (August 2021) puts Aldridge Road Villas, Leamington Road Villas, the Westminster end of Tavistock Road and the western stretch of Westbourne Park Road in sub-zone B2. In the council's table of hours from March 2026, B2's paid bays, single yellow lines and resident bays are all controlled 8.30am to 6.30pm on weekdays and 8.30am to 1.30pm on Saturdays. Westminster has no on-street visitor permits, so in those hours the van pays for a bay. Across St Luke's Road, Kensington and Chelsea's map of September 2024 keeps residents' bays south of the Westway controlled until 10pm on weekdays; on the W10 streets north of it, such as Elkstone Road, controls end at 6.30pm. Is my street in Westminster or Kensington and Chelsea?
Aldridge Road Villas, Leamington Road Villas and the east side of St Luke's Road are Westminster. Tavistock Road is split between the two councils. The west side of St Luke's Road and the W10 streets north of the Westway are Kensington and Chelsea, and Colville Square and Portobello Road, further west, have their own Notting Hill page. The price is the same on either side of the line.
I live in the basement flat of a villa. Is that harder?
It adds a few steps. Say it is the lower-ground flat when you book.
Can you come on a Saturday afternoon?
Yes. We work seven days a week, weekends at the weekday price, and in B2 the single yellow lines are free of controls from 1.30pm on Saturday.
How long is the oven out of use?
About 90 minutes for a single and 2 hours for a double, and it must be cool when we arrive.
