Thurrock Council's settlement assessment of December 2023 calls West Tilbury the smallest and most rural of Thurrock's villages. It is two hamlets: one round the green where Blue Anchor Lane, Rectory Road and Church Road meet, and Low Street, further down Church Road beside the railway.
Houses round the green
The green sits on the edge of an escarpment above the marshes, and the old village has been a conservation area since 1991. St James's, the church beside West Tilbury Hall, dates from the late 11th or early 12th century and is listed Grade II*, but it is no longer a church; it was converted into a house after 1984. The council's 2007 appraisal also notes the village's link with Elizabeth I's address to her troops at the time of the Armada.
Homes are spread thinly, at about 11 per hectare round the green and 9 at Low Street. Semi-detached houses sit mostly in the middle, detached ones at the edges, and a single row of three terraced houses faces the north side of the green. A few plotland-style houses line Muckingford Road as it heads east out of Chadwell St Mary.
A third of households in the census area rent privately
The census output area that covers West Tilbury and the farmland round it held 91 households in 2021. Thirty of them (33.0%) rented privately, nearly double the Thurrock figure of 18.3%, while 60 owned their home. By type, 39 homes were detached and 38 semi-detached. Getting the van down the lanes
No West Tilbury road appears on Thurrock Council's list of permit parking zones. The lanes are narrow, though, and the 2007 appraisal noted that Church Road, an old lane between high hedges, carried regular lorry traffic to the industrial sites on Station Road.
