West Hendon began as New Hendon: until 1878 there were no streets here, only the Welsh Harp and three farms, Upper and Lower Guttershedge and Cockman's in the Wood.
New Hendon's terraces behind the Broadway
The Midland Railway opened Hendon station in 1868, though building was slow to follow. A Mr Bishop put up Neeld Terrace in 1881 and Brent Vue soon after, and by 1886 there were 200 new houses. St John's church opened in 1896, the year Schweppes opened a mineral water factory, and by then people called the place West Hendon. Trams down the Broadway from 1904 turned it into an Edwardian shopping street.
Plenty of those houses are now flats. In the census area that takes in the Broadway and Station Road (Barnet 036F), 22.4% of 710 households lived in part of a converted or shared house in 2021 and 47.9% in a purpose-built block; 55.1% rented privately. From the West Hendon estate to Hendon Waterside
On 13 February 1941 a single heavy German bomb destroyed 40 houses here and killed about 80 people, and Barnet says the area was redeveloped in the 1970s. The West Hendon estate originally had around 680 homes. Barnet says the estate's homes fall short of the Decent Homes Standard, and Barratt London and Metropolitan Housing Trust, as a joint venture, are replacing them with more than 2,000 homes of mixed tenure by 2031, 28% of them affordable, with two new bridges and the Perryfield Way gyratory removed.
The regeneration website's latest newsletter, from summer 2023, reported phases 1 to 3 finished, phase 4 due by 2025 and work starting later that year on phases 5 and 6, the last 732 homes. The 26-storey Hawfinch House, finished in July 2016, was then the tallest building in Barnet. In summer 2026 Barratt London launched Magnolia Apartments, 59 homes in what it calls the final building with views over the water. In the census area that takes in Hawfinch House and Cool Oak Lane (Barnet 036D), 80.6% of 959 households lived in purpose-built flats in 2021, and 26.9% rented from the council or a housing association.

Very satisfied with the service. They were slightly late at first but I got a call from customer service to let me know, and it was all fine. The oven man, as he called himself, arrived and worked very hard for a couple of hours. My oven now looks like it has never been used.
Nice hardworking lads that always do a good job. We used them for our old flat when moving out and for the new one now, both jobs were done very professionally. My wife is very impressed with the results and would recommend them to friends and family.
I would certainly recommend this service, very efficient and good value for money. The young man did a great job and even cleaned the kitchen floor. Thank you.
