Westminster's West End ward, which broadly covers Mayfair, Soho, the Marylebone streets just north of Oxford Street and the Westminster part of Fitzrovia, had 6,239 households at the 2021 Census, and 79.1% of them lived in a purpose-built block of flats. Another 420 households, 6.7%, lived in what the Census calls a commercial building: over a shop, in an office block or in a hotel.
Renting is the norm. In the ward 52.5% of households rented privately, 23.7% rented from the council or a housing association and 22.8% owned. The streets behind Upper Regent Street
The streets at the top of Regent Street, around Little Portland Street, sit at the edge of Westminster's East Marylebone conservation area. The council's audit of that area describes warehouses, often tied to the garment trade, with notable examples on Little Portland Street and Riding House Street that keep their hoists and loading-bay doors, and mansion flats of about 1910 on Great Titchfield Street. In February 1900 the rector of All Souls, Langham Place, described how the old houses east of Great Titchfield Street were being pulled down for large blocks of small flats and business premises, flats too expensive for working people.
That mix is still in the numbers. The 2021 Census output area that runs east from Upper Regent Street towards Wells Street, taking in stretches of Mortimer Street, Margaret Street and Great Titchfield Street, had 156 households, and 12 of them (7.7%) lived in a converted building such as an old warehouse or school. Private renters made up 72.3% of households there; owners only 7.7%.

Neither changes the method. The racks, trays and side runners come out and are soaked and cleaned separately, the cavity, fan cover and door glass are degreased by hand on dust sheets, and the door is split where its design allows.

Parking in zone F north of Oxford Street
North of Oxford Street the streets are in Westminster's zone F (Hyde Park, Marylebone and Fitzrovia), where paid bays and single yellow lines are controlled 8.30am to 6.30pm, Monday to Saturday. The council runs no visitor permit scheme on its streets, so the van pays for a bay. From 26 October 2026 Oxford Street itself becomes traffic free between Orchard Street and Great Portland Street, so the van will use the streets to the north.

Can you collect keys for an empty flat?
Yes, by arrangement with the agent or landlord, and photos of the finished oven can go to the checkout file.
How long does a double oven take?
About 2 hours on site; a single about 90 minutes. If the building has no lift, mention the floor so we can allow for the stairs.
