Westland Road, Wellington Road and Albert Road North, the streets between the station and the ring road, were farmland until the middle of the nineteenth century, and most of their plots had houses on them by 1900.
Victorian streets south of the station
Watford's 2011 character study says these streets were once of a piece with the terraces to the west and north. Road widening in the mid-twentieth century, and the larger buildings that went up round the edges, now leave them looking cut off. Watford's Local Plan treats the land round the station and Clarendon Road as one strategic development area, the Watford Gateway. Its monitoring report for April 2024 to March 2025 counts 309 new homes finished there: 168 at Hanny House, a 25-storey building at 37-39 Clarendon Road, and 141 at 94-98 St Albans Road. That second site, next to the station land, has planning permission for 1,214 homes and a primary school, and the Local Plan expects it to be delivered in phases to 2031. The report records 141 homes finished there in the year and 562 under construction, with the school forecast to finish in the second quarter of 2027.
