South of The Cut, Mitre Road and Ufford Street were rebuilt between 1905 and 1915 by the Ecclesiastical Commissioners, who owned the land: three-storey blocks of flats with square bays on Mitre Road, and two-storey cottage terraces along the east side of Ufford Street, with a small recreation ground at the centre of the estate. Lambeth's statement for the conservation area reads the two streets as the point where estate design moved from dense artisan flats to garden-suburb cottages.
Five-storey Peabody blocks off Stamford Street
Further north, the Peabody Trust built its Stamford Street Estate in 1875: 16 blocks of yellow stock brick, five storeys each, set in shared grounds. Blocks C and D were pulled down in the 1970s to make open space. Beside it, the south side of Aquinas Street is a pair of two-storey Neo-Georgian terraces from 1911 joined by an archway, and Stamford Street itself keeps two long Regency terraces from 1829, some of them converted to offices by 2007.
Homes built between 1829 and 1915 did not come with fitted kitchens. Whatever cooker is there now came with a later refit, which in a small flat usually means a built-in single under the worktop or a slim freestanding cooker. In a walk-up block, say which floor you are on when you ring.
Renting between the station and Lambeth North
The census area (Lambeth 036E) that includes Waterloo station, Lower Marsh and Lambeth North station had 1,165 households in 2021, and 85.8% of them lived in a purpose-built block of flats. Almost half, 48.9%, rented privately. Another 31.6% rented from the council or a housing association, and 17.5% owned their home.

Parking around Lower Marsh
Lambeth shows a zone's controlled hours on the sign as you enter it, and some streets and bays carry their own times, so the time plate on the bay is what counts. Lower Marsh has its street market from 11am to 3pm on weekdays and none at weekends. The team needs somewhere to park, so give us the street name when you book.

I am on an upper floor of a Peabody block. Is that a problem?
No. Say which floor you are on and whether there is a lift, so the visit can allow for the stairs.
Can you come on a Saturday?
Yes. We work seven days a week, and a weekend visit costs the same as a weekday one. The Lower Marsh stalls are not out at the weekend either.
Where is the oven cleaned?
The cavity, fan cover and door glass are cleaned by hand in your kitchen. The racks, trays and side runners come out and are soaked and cleaned separately. Some teams have a heated tank on the van and use it when they can park close; otherwise everything is done in the kitchen. The price is the same either way, so ask when you book.
How long is a double oven?
About two hours, at £110. Have the oven cool when we arrive and a working socket free.
