Redbridge's 2014 characterisation study traces the village back much further. No. 32 High Street is of 16th-century origin, much altered, and the earliest surviving building in the area, and Wanstead House, the Palladian mansion of 1722 whose grounds became Wanstead Park, was gone by the early 19th century. Most of what people live in now came later, in three broad kinds.
- Terraces from the second half of the 19th century west, south-east and north of the High Street, on plots about five metres wide, such as Addison Road behind Spratt Hall Road; slightly grander double-fronted terraces on Spratt Hall Road face Christ Church Green.
- Large Edwardian houses round Grove Park, George Green and St Mary's Avenue, on plots typically 14 to 17 metres wide and 50 to 75 metres deep.
- Early 20th-century and interwar semis and terraces towards the edges, including the planned Counties Estate.
Flats are scattered among them: The Shrubbery on Grosvenor Road, listed art-deco apartments, and a few small estates such as Gardner Close near the High Street. The tallest blocks in the area reach 11 storeys.

A house of that size often has a large kitchen, sometimes knocked through to the back room, with space for a 90cm range or an AGA. A range takes two to three hours. An AGA is different enough to need planning.

The ward that covers the High Street had 5,617 households at the 2021 Census. 41.4% lived in a purpose-built block and 28.9% rented privately. Wanstead Village ward is in Redbridge's selective licensing Scheme 4, which runs from 8 April 2024 to 7 April 2029; Wanstead Park ward, round St Mary's Avenue, is not. Wanstead's weekday parking zones
On Redbridge's permit parking map the High Street is in zone D and St Mary's Avenue in zone A; Spratt Hall Road, behind the High Street, is in zone B. Zones A and D are controlled from 8.30am to 6.30pm, Monday to Friday, and Spratt Hall Road is the one road that is also controlled on Saturdays. Redbridge says tradespeople need a visitor permit, bought by the resident, if the vehicle stays longer than it takes to load or unload, and the van stays for the whole visit. Not every road is in a zone: most of Grosvenor Road, for example, is outside one on the map. A weekend visit, outside zone hours on most roads, costs the same as a weekday.

We have a 90cm range in a knocked-through kitchen. Does it need to be moved?
The cooker itself stays put. Its racks, trays and side runners come out and are soaked and cleaned separately, and the cavities, fan covers and door glass are done by hand in the kitchen. Allow two to three hours.
