The Pullens buildings off Amelia Street are what is left of the 684 flats James Pullen put up between 1886 and 1901. Southwark Council bought them by compulsory purchase in 1977 and demolished half, until residents stopped it; five blocks with 351 flats survive.
Pullens tenements and their workshop yards
Each block is four storeys with a flat roof, and every unit opens off an ornate central entrance to a shared stairwell. Behind them, two-storey workshops line Peacock Yard, Iliffe Yard and Clements Yard, now let to artists, craftspeople and small firms. The tenants' association puts the split at about 48% tenants and 52% leaseholders. Southwark made the estate a conservation area in 2005.
A Victorian tenement flat usually has a narrow kitchen, and up to four floors of a common stair between it and the street. The racks, trays and side runners come out and are soaked and cleaned separately, while the cavity and door glass are degreased by hand indoors on dust sheets.
Where the Aylesbury rebuild has got to
East of the Walworth Road, the Aylesbury Estate was built between 1963 and 1977. In March 2026 the council and Notting Hill Genesis agreed to change their partnership and named the three sites Notting Hill Genesis will finish:
- Plot 18, nearly finished: 23 social-rent homes for over-55s and 99 for market rent, with the Una Marson Library and the Harold Moody Health Centre, which are already open
- FDS C, being built at Portland Road and Albany Road: 321 homes, 131 of them affordable
- Phase 2B at Thurlow Street and Albany Road: 640 homes, passed by the planning committee in June 2025 and, in the council's March update, awaiting final planning permission
The council is looking for new partners for the rest of the estate. In Faraday ward, which covers the Aylesbury, 41.7% of the 4,795 households rented from the council at the 2021 Census, and 30.5% rented privately.
New flats like these usually come with a fitted kitchen and a built-in oven. For an older tenant in the over-55s homes the visit is the same: the parts come out and are cleaned separately, the oven is put back together and heated, and you look inside before we pack up.

Walworth's parking zones
Southwark's zone map puts the new homes at Manor Place and Angel Lane in West Walworth, E; East Street, the market the locals call The Lane, and the Aylesbury in South East Walworth, M2; and the Elephant Park side in Walworth, M1. All three run Monday to Friday, 8.30am to 6.30pm, according to the council's zone list, so a weekend booking avoids them. During the week the team needs a bay, so give us the street.
