Eden Grove is eighteen semi-detached cottages that Ebenezer Clarke built in 1862 on plots he bought on Eden Road, "for the labouring poor", and the council's appraisal says they survive today.
Two conservation areas, one name
The council has two conservation areas here, split by the cutting of the Chingford railway line.

- The old Church End round St Mary's: the 15th-century timber-framed Ancient House, the Monoux almshouses of 1527, Vestry House (built as the workhouse in 1730, a museum since 1931) and the Squires almshouses of 1795. Fewer than 200 people live inside it, according to the council's appraisal.
- Orford Road (1990)
- The streets south of the railway, laid out after the Church Common was enclosed in 1850 and divided for building in 1853. About 1,500 people live in it.
So almost everyone who lives in the two areas lives in the second: about 1,500 people against fewer than 200. Beulah Road, Eden Road, Grosvenor Rise East, Pembroke Road and Stanhope Road were all laid out on the old common between 1853 and 1855, and Grosvenor Park Road grew from plots sold off the Grosvenor House estate from 1851. Building went plot by plot, which is why grand villas, small cottages and Victorian terraces sit side by side. In the old village, the two big villas Alfred Janson put up in the 1850s at the corner of Orford Road and Summit Road, St Mary's Church House and Dunheved, have been extended and converted into flats.
Cooking in a cottage or a converted villa
The appraisal calls the Eden Grove cottages somewhat cramped, and an older house of that size often has a freestanding cooker rather than a fitted pair. A villa split into flats gives each flat its own kitchen, often with a built-in single. Either way the price goes by the type of appliance.
Neither changes the work. Dust sheets go down first. The racks, trays and side runners come out and are soaked and cleaned separately, the cavity, fan cover and door glass are degreased by hand indoors, and the door is split where its design allows.

Parking on Orford Road's side streets
Most of the area is in the council's Village Area zone (VA): Eden Road, Wingfield Road, Vestry Road, Stanhope Road and Grosvenor Park Road, controlled Monday to Saturday, 8am to 6.30pm. The eastern edge, including Beulah Road and Summit Road, is Shernhall Street/Bakers Arms North (SBn), controlled only from 10am to 4pm on weekdays. Next to Walthamstow Central, the small Village North zone (VN), First Avenue and Second Avenue, runs every day from 7.30am to 10.30pm.
The team needs somewhere to park for the whole visit. The signs on each street give the exact restrictions; the council's map is a guide. On a Sunday the VA and SBn streets are not controlled, and a Sunday visit costs the same as a weekday one.
Walthamstow Village oven questions
Our house is in the conservation area. Do we need permission for an oven clean?
No. The controls in the council's appraisals, including the Article 4 directions, concern the outside of buildings: roofs, windows, front garden walls. An oven clean is indoor work.
We live on Beulah Road. When is the easiest time to book?
At the weekend, or on a weekday outside 10am to 4pm, when the SBn bays are not controlled. A single oven takes about 90 minutes, so say when you call which window suits.
Is Walthamstow Village the same as Walthamstow Central?
Not quite. The streets of the Orford Road area start a few minutes' walk east and south-east of the station; Walthamstow Central and Hoe Street have their own pages.
