Rocque's map of 1746 already shows a small settlement called Upper Tooting where Trinity Road meets Balham High Road. Wandsworth Council's draft appraisal of the Holy Trinity part of the Wandsworth Common conservation area notes that by 1871 Balham High Road was a fashionable place to live, with villas, each with its own coach house, on both sides.
Totterdown Fields, the LCC's first cottage estate
Further south, on the east side of Upper Tooting Road, the London County Council built Totterdown Fields between 1901 and 1911. Wandsworth Council's conservation area appraisal calls it the first of the LCC's cottage estates. The plans were for 1,244 cottages in four classes; the appraisal puts the number built at 1,261 on 38 acres, the extra homes made by building fewer of the larger types. It names Owen Fleming as responsible for the layout and design: he had existing trees kept where possible, varied the cottages between and within streets and gave every one a front and a back garden. The estate had no hall, school or church, and only four shop units were provided for, one on each corner of Lessingham Avenue and Franciscan Road.

The cottages are two storeys, mostly yellow stock brick, many with roughcast on the upper floor and porches over shared front doors. Eight streets form the conservation area, designated in 1978: Church Lane, Cowick Road, Coteford Street, Derinton Road, Franciscan Road, Lessingham Avenue, Okeburn Road and Ruislip Street.
A cottage of three to five rooms is likely to have a small kitchen, with a built-in single or a slim freestanding cooker in a narrow space. Even in a small kitchen the method is the same: the racks, trays and side runners come out and are soaked and cleaned separately, and the cavity, the fan cover and the door glass are cleaned by hand in the kitchen, on dust sheets.

The estate is split across several small Census areas. One of them, Wandsworth 033A, includes Lessingham Avenue, Coteford Street and Franciscan Road addresses. In 2021, 73.7% of its 653 households lived in a terraced house and just 3.8% in a purpose-built block. 46.8% owned their home, 27.6% rented privately and 25.2% rented from the council or a housing association.

Parking on the E2 streets east of Upper Tooting Road
Most of Totterdown Fields is in Wandsworth's E2 zone (Tooting Broadway); stretches of Church Lane are in F1 and of Franciscan Road in D3. On Okeburn Road, Ruislip Street and Cowick Road the bays are controlled from 9.30am to 5.30pm, Monday to Saturday, with pay and display and four hours at most. Stretches of Lessingham Avenue, Derinton Road and Franciscan Road are permit-only for an hour, 10am to 11am, on weekdays. Upper Tooting Road itself is a red route. Under the estate's Article 4 direction, laying out a hard surface for car parking in a front garden needs planning permission, so expect street parking; the sign at the bay sets the rules.
