Clapton Terrace, on the west side of Clapton Common, holds some of the earliest terraced houses left in Hackney, built in groups from about 1760 to the mid-19th century.
Round Clapton Common
Upper Clapton is the part of Clapton north of Lea Bridge Road, a line the manor courts drew from about 1800. By the early 19th century its northern end was a genteel place, with merchants' villas and terraces facing the common. Hackney made Clapton Common a conservation area in 1969 and extended it on 24 June 2013. Clapton Terrace is listed grade II: houses of three and four storeys behind their own green, some with Doric porches. The council's 2012 draft appraisal found very many of them in multiple occupation.
Most of the villas did not survive the 20th century. Fawcett House, 65 flats on the site of two houses by the common, opened in 1937. The four-storey Buccleuch Terrace of about 1825 came down for Buccleuch House, a six-storey block for single women opened in 1951; Tower Court, with one nine-storey block, followed in 1953 at the north end of the common, and the Summit estate in 1955-7 on the west side.
Springfield and the slope to the Lea
East of Upper Clapton Road the ground falls to the river. Springfield Park opened in 1905, made from the grounds of Spring Hill House, the Chestnuts and Springfield House, and only Springfield House was kept. On Harrington Hill the London County Council built the five-storey blocks of its High Hill estate in 1937-8. Houses in Warwick Road, renamed Warwick Grove in 1938, made way around 1939 for the brown-brick ranges of Wren's Park House and Lea View House, and the Keir Hardie estate in Springfield followed in the 1950s. At Hackney's north-eastern tip, Watermint Quay, a private road from Craven Walk to the Lea, opened in 1988 with terraces by Kentish Homes.
Springfield ward, which takes in Mount Pleasant Lane and Warwick Grove, had 5,211 households in 2021. Private renters made up 36.3% of them, social renters 39.5% and owners 21.3%; 59.7% lived in a purpose-built block and 13.6% in part of a converted or shared house.

You pay for the appliance: a single, a double, a range and an AGA each have a single figure, given on the phone before the visit is booked.
On the day, racks, trays and side runners come out and are soaked and cleaned separately. The cavity, fan cover and door glass are degreased by hand indoors, over dust sheets.
Short controlled hours north of Clapton station
North of Clapton station the controlled hours are short. On the council's zone map, the upper end of Mount Pleasant Lane, Warwick Grove and the northern stretch of Upper Clapton Road are in the northern section of zone U (Upper Clapton); the north-east side of the common is zone Y (Stamford Hill East) and Clapton Terrace zone T (Stamford Hill). The council's list gives all three as 10am to midday, Monday to Friday. The southern part of zone U, round Clapton station and the lower end of Mount Pleasant Lane, runs 8.30am to 6.30pm, Monday to Saturday.
