Tulse Hill and Upper Tulse Hill began as private roads. Dr Thomas Edwards laid both out across his estate before 1821; the parish took them over in 1822 and the tolls were abolished, according to the Survey of London.
From villas to council flats on Tulse Hill
Edwards built for the well-to-do. His leases barred any house costing less than about seven hundred pounds, set each house back from the road and kept out shops and trades without his consent. By 1843 there were some 125 houses on the estate, and the west side of Tulse Hill was a continuous line of houses, nearly all detached and many with a coach house at the side. The church came later: in 1855 Jonah Cressingham gave the site of Holy Trinity on Trinity Rise. Writing in 1956, the Survey noted that every house in that west-side line had been demolished, and that the villas were giving way to flats.
Some of what replaced them was council housing. On the Tulse Hill Estate the London County Council put up ten six-storey blocks with 381 homes, Williams House, Taylor House and Sheppard House among them, then three seven-storey blocks with 78 more. Eccleston House, a six-storey extension of 24 homes, was approved in 1961.
In a block like these the kitchen is several floors up. Shelves, trays and side runners come out and are soaked and cleaned separately, while the cavity, fan cover and door glass are degreased by hand in the flat.
Renting around Tulse Hill station
The station and the streets around it fall in St Martin's ward. At the 2021 Census, half of its 4,551 households (50.6%) lived in a purpose-built block of flats and 27.5% in a converted or shared house. 38.7% rented from a housing association or the council, 29.7% rented privately and 30.1% owned. Parking on the A205 and in zone H
The A205 runs through Tulse Hill as Christchurch Road, Hardel Rise, Tulse Hill itself and Norwood Road, and all of them are on the A205 red route, where stopping is tightly restricted, so the van goes into a side street.
