Tottenham Court Road is the boundary between Westminster and Camden, and since 1 March 2021 the road itself has been buses and cycles only between 8am and 7pm, Monday to Saturday, under Camden's West End Project. That rules the van out of the main road for most of a working day. So we come at the flats from the side streets instead: Tottenham Street, Whitfield Street, Goodge Place, the little turnings either side of Goodge Street station.
Parking is the first thing we sort out here
Everything on this stretch sits inside the Congestion Charge zone, which went from £15 to £18 a day on 2 January 2026, and inside the ULEZ. Both sides of the road are covered by controlled parking zones. Single yellows free up after 6.30pm on Saturday and stay free until 8.30am Monday, which is why weekend bookings around W1T are easier than they look. Our heated dip tank lives in the van, so the racks and shelves have to travel. A long carry is a slow carry.
Flats above shops, mostly, and mostly integrated singles
The residential stock behind the retail frontage is Fitzrovia conversions: one and two-bed flats on upper floors above cafes and shops, plus a few blocks with lift access. Kitchens are small and the oven is usually an integrated single under a worktop, often a brand nobody has heard of, fitted by a developer. AGAs are close to nonexistent this far into W1T. A single oven clean in a Fitzrovia flat takes about ninety minutes, most of which is hand work on the cavity and the door glass while the shelves soak downstairs.

Do I pay extra because it is central London?
No. The price is the same as it would be in Zone 4. There is no call-out fee inside the North and South Circular, and no premium-area loading.
Will the flat smell of chemicals afterwards?
It should not. The products used indoors are non-caustic, and the caustic work happens in the tank in the van rather than in your kitchen.
Can you come after the shop below shuts?

What happens to the oven before you leave?
It gets heat-tested and signed off. If a bulb or a seal has failed, we say so rather than quietly reassembling it.
