The Kingston bypass opened in 1927 and turned Tolworth's fields into suburb: 6.5 miles of new residential roads with about 2,000 houses followed, and Tolworth Broadway was built on the old Tolworth Lodge Farm.
Garden-suburb cottages south of the A3
Between the A3 and the Hogsmill, Kingston's borough character study describes two different estates. Around Oakdene Drive and Collingwood Avenue the roads were laid out between 1930 and 1940: long avenues with wide grass verges, lined mostly with 1930s semis in brick, render or pebbledash, with a few bungalows. South of them is the Sunray Estate, planned on garden-suburb lines round shared lawns. Woodland Way, Sunray Avenue and Vincent Avenue were nearly finished by the end of 1935, and the rest was built in the late 1940s and early 1950s, all to one design: short terraces of cottages, rendered below, with tile-hung upper floors that jut out on brackets, original leaded windows and picket fences, many still in place.
The 2021 Census shows how far the semi dominates here. In Alexandra ward, which runs up to Elmbridge Avenue and Tolworth Rise North, 66.9% of households lived in a semi-detached house, the highest share of any ward in Kingston. In King George's and Sunray ward, the Sunray terraces show up as 35.7% of households in a terraced house.
A small cottage kitchen is likely to have a built-in single under the worktop or a freestanding cooker; a semi with a later extension may have room for a double. Tolworth Tower over the Broadway
The 22-storey Tolworth Tower stands on the Broadway, on the site of the old Tolworth Odeon, and dates from 1964. Richard Seifert designed it, and the council's study calls it a landmark seen from as far as Epsom Downs; it is visible from the Sunray roads too. West of the Broadway, the Douglas Road area has a tighter grid of Victorian and Edwardian housing, from small terraces to large villas on Ewell Road.
