Tolworth and Hook Rise was one of Kingston's council wards until the 2022 elections, when a new ward map came in. Hook Rise North and Hook Rise South are lines of 1930s semis facing the A3.
Hook Rise and the Princes Avenue semis
Kingston's character study for Tolworth says the A3 makes a harsh, noisy setting for the fronts of the Hook Rise houses, and that their long back gardens make up for some of it. The Princes Avenue area was laid out mostly in the 1930s on curving roads. Princes and Hamilton Avenues have wide grass verges, street trees and fairly large plots, and on Princes Avenue the pairs of semis stand apart with gaps that widen towards the A3, so the long gardens show through and Tolworth Tower appears beyond. Kingsmead Avenue is hipped pairs, Ladywood Road has regular short terraces on smaller plots, and Chaffinch Close is a self-contained 1980s estate.
Tolworth ward, which takes in Princes Avenue and parts of Hook Rise, had 4,185 households at the 2021 Census. 41.8% lived in a semi-detached house and 22.4% rented privately. In a 1930s semi the kitchen is usually at the back, away from the traffic, and after a refit or two it may hold a built-in double or a wider cooker. Nothing about the method changes with the size: racks, trays and side runners come out and are soaked and cleaned separately, and the cavity, fan cover and door glass are degreased by hand in the kitchen, over dust sheets.
Signal Park and Donald Woods Gardens, by Tolworth station
Tolworth station opened on 29 May 1938 as the end of the new line from Motspur Park. Beside it, 11 acres of former government offices and the site of the Toby Jug pub stood empty for almost 20 years before the Guinness Partnership started building Signal Park in 2021. The first phase is 211 shared-ownership flats and duplexes, and Kingston's planning committee approved a second phase in April 2026: 336 homes in four buildings of up to 16 storeys, taking the scheme to 1,176 homes. Just east, Donald Woods Gardens went up in the 1980s, three-storey flats and terraced houses set in courts along a winding road, walled off from the Sunray Estate next door.
For King George's & Sunray ward, where both sit, that is a big change: at the 2021 Census only 16 of its 2,050 households were in shared ownership. New flats usually have an integrated oven under the hob with an extractor above, and all three can be done at one visit:

Parking on Hook Rise and round the station
None of the zones or permit areas on Kingston's parking pages is named for Tolworth or Hook Rise, and none of the roads listed is Princes Avenue or Hook Rise. Toby Way, beside the station, is in permit area DI; the council's page names the street but gives no hours, so read the signs there. Hook Rise North and South run beside the A3, so check the lines and signs outside your door before the day. The study notes that most of the 1930s houses here park on the plot, and that on Ladywood Road front boundaries have been eroded to make room for it.

Is Tolworth and Hook Rise still a ward?
No. The Electoral Changes Order of 2021 replaced Kingston's wards from 2022. Princes Avenue and part of Hook Rise are now in Tolworth ward, while Tolworth Rise South, Signal Park and part of Hook Rise South are in King George's & Sunray.
Is it KT5 or KT6?
Both turn up. Princes Avenue and most of Hook Rise have KT6 7 postcodes, while Tolworth Rise South, Donald Woods Gardens and Signal Park are KT5 9. The price list is the same for both.
