Thorpe's village centre became a conservation area on 24 February 1970, and Runnymede Borough Council redrew its boundary again from 1 May 2025 after a review that ran from March 2024.
Brick walls, cottages and newer closes in the village
The old core is red brick. Red brick walls, mostly 17th century and listed Grade II, run through the village and were the boundary walls of its two main estates; the one south of Coldharbour Lane carries 'W 1613 W M' in its brickwork. Where Village Road meets Coldharbour Lane the houses stand right on the pavement on narrow plots, a mix of terraces, semis and detached. Church Approach is a short cul-de-sac leading up to St Mary's, which is listed Grade II*. Newer closes sit among the old houses (Anners Close, Coldharbour Close, Yew Trees and Giles Travers Close), and Green Road, on the western approach, is lined with late 20th-century and modern houses.
In 1911 this was a farming village of 590 people, and a government inquiry the year before had found a hundred of them living in 14 crowded cottages. After the First World War the owner of Thorpe Place sold land to a gravel company. The pits became the lakes east of the village, and Thorpe Park opened on flooded workings in 1979. Thorpe Place was bought in 1955 by the founder of the TASIS school, which added Thorpe House in 1977 and is now one of the largest landowners in the conservation area.
Thorpe is a place of houses
At the 2021 Census only 1.2% of the 2,396 households in Thorpe ward lived in a purpose-built block of flats, the lowest share of any Runnymede ward; 39.6% had a detached house. A big family kitchen in a detached house is where a 90cm range or an AGA is most likely to be found, while an old cottage usually has a smaller kitchen with a single or a freestanding cooker.
Park homes on Laleham Reach and Mixnams Lane
The ward runs east to the Thames, and that end looks nothing like the village. In 2021, 341 households in Thorpe ward (14.2%) lived in a caravan or other mobile home, the highest share in the borough, where the Runnymede figure was 3.0%. The council's register of licensed residential sites shows why: it lists Penton Park off Mixnams Lane, several sites on Laleham Reach, and Hawthorns and Kavana on Ferry Avenue, and the postcodes of those roads are all in Thorpe ward.
A park home kitchen usually has a compact built-in oven or a slot-in cooker. The racks and trays still come out and are soaked and cleaned separately, and the cavity and door glass are degreased by hand where the oven stands. Some addresses in Thorpe ward carry TW18 rather than TW20 postcodes, among them Ferry Avenue and part of Chertsey Lane. Egham Hythe, to the north, is a separate ward.

Parking near St Mary's and the school
The council's 2025 appraisal singles out on-street parking on Church Approach, which is narrow, has no pavement and is close to the school. Coldharbour Close's ten single-storey homes have little off-street parking. On those streets a drive, or a space you know is free, saves time. Elsewhere, Surrey County Council has run on-street parking since April 2023; read the signs on your road.
