Croydon's Local Heritage Area review says most of the early building was done by land societies, among them the Lambeth & Provincial and the British Land Society, which put up villas, large houses and shops for the new local population. Croydon's 2018 Local Plan describes the place as predominantly terraced houses and cottages, and the census shows how many have been split up. In Thornton Heath ward, which takes in the station and the High Street, 7,041 households were counted in 2021:

The Thornton Heath permit zone
On Croydon's map of the Thornton Heath permit zone, dated September 2007, the shading runs along the High Street, Grange Road and part of Whitehorse Road, and west from the station down Brigstock Road past the Bensham Lane junction, taking in Melfort Road and Brook Road.
