By the end of June 2026 Peabody and Berkeley had finished 733 of the 1,964 homes planned at Lombard Square, a 17-acre former Peabody industrial estate in West Thamesmead, with a 1.8-acre central park and Plumstead station nearby.

Berkeley's specification for Lombard Square lists a Bosch integrated multi-function electric oven in some buildings and a Siemens one in others, with a Bosch ceramic hob in several. An integrated oven stays in its housing for the whole visit. The racks, trays and side runners come out and are soaked and cleaned separately, while the cavity, fan cover and door glass are degreased by hand in the kitchen; the door comes apart where its design allows.

A ward of private lets
West Thamesmead ward had 3,958 households at the 2021 Census, and 40.4% of them rented privately, against 25.4% renting from a social landlord and 29.6% owning. More than half, 52.3%, lived in a purpose-built block of flats.

Where the concrete for Thamesmead was made
In 1967 the Greater London Council put up an 86,000 sq ft factory in West Thamesmead, one of the first buildings on the site, to cast the concrete panels for the new town; it was meant to turn out enough parts for up to 850 homes a year. The Thamesmead West homes along the river came much later, from the 1990s on: mostly medium-density housing with yellow-brick fronts and some towers by the water, between Whinchat Road, the A2016 and the Thames.

Parking near Lombard Square and the river
None of Greenwich's 30 controlled parking zones is named for Thamesmead. In 2025 the council consulted on Sustainable Streets proposals, which include permit parking, for Thamesmead West, and its December 2025 report recommended not taking them forward. New estate roads can still carry private rules, so look at the signs before you tell us where to park. We need a working socket and the oven cool on arrival. Brilliant clean, my oven looks like brand new. A 5 star clean.
Very satisfied with the service. They were slightly late at first but I got a call from customer service to let me know, and it was all fine. The oven man, as he called himself, arrived and worked very hard for a couple of hours. My oven now looks like it has never been used.
