Just north of Thamesmead's town centre lie the two Thamesmere lakes, joined by a canal, and next to them the Twin Tumps: two mounds ringed by moats, left behind by the old Woolwich Arsenal. The town centre itself is a brick retail park built around a Morrisons, with a clock tower and a lake.
One town, two councils
The Greater London Council laid Thamesmead out across the border between Greenwich and Bexley. The Bexley half, with the Lesnes estate and Southmere, is covered on the Thamesmead East page. This one is about the Greenwich streets in SE28 around the town centre and Thamesmere Drive.
Thamesmead Moorings, the Greenwich ward that takes in the town centre, had 4,616 households at the 2021 Census: 42.3% in a purpose-built block of flats, 32.0% in a terraced house and 15.3% in a semi. Nearly half, 46.5%, rented from a social landlord, most of them from a housing association, and 22.5% rented privately.
That split shows in the kitchens. A flat here often has a built-under single beneath the worktop; a town house may have room for a double or a freestanding cooker. Either way the racks, trays and side runners come out and are soaked and cleaned separately, and the cavity, fan cover and door glass are degreased by hand indoors.
A new town on the riverside
On 23 March 2026 Greenwich council announced that the government had chosen Thamesmead as one of seven new towns. The site, Thamesmead Waterfront, is about 100 hectares of riverside land, and Peabody and Lendlease are masterplanning it for up to 15,000 homes. The council says the site is set to benefit from a DLR extension, which TfL consulted on in February and March 2024 as a line from Gallions Reach under the Thames.
New-build flats often come with integrated ovens, and some of those have a pyrolytic setting.

Parking for the van in Thamesmead
Greenwich's directory lists 30 controlled parking zones, and none of them is named for Thamesmead; the zones around Abbey Wood station are the closest to this part of the town: Abbey Wood, Monday to Friday 11am to 1pm, and Abbey Wood Outer, Monday to Friday 9am to 11am. Bays on the estates can carry their own rules, so check the signs. The team needs somewhere to park, a working socket, and the oven cool when we arrive.
