The Bexley side is the original Thamesmead: concrete, put up by the Greater London Council from the mid-1960s on drained marshland, first home occupied in 1968. The design lifted the flats onto raised walkways at first-floor level and handed the whole ground floor to garages, because the 1953 North Sea flood was still recent and nobody wanted living space at ground level. That decision still shapes our working day here.
Deck access changes how the job runs
We park at ground level and carry the racks, shelves, trays and side runners down to the heated tank in the van, then go back up and degrease the cavity, fan cover and door glass by hand with non-caustic products. It adds a few minutes. The undercroft garages are little help now, since plenty were sealed off years ago once crime made them unusable, and stretches of the original walkway have been taken down for safety.

The Lesnes estate is coming down
Peabody has 596 homes on the Lesnes estate marked for demolition, 411 of them social rent and 185 leasehold, to be replaced by roughly 1,950 new ones, and while that grinds through the planning system we are cleaning ovens in flats people are about to leave as well as in the blocks going up beside them. Peabody took the estate on in 2014.
Abbey Wood, the Elizabeth line and the churn that followed
Abbey Wood became the Elizabeth line terminus on 24 May 2022 and Canary Wharf turned into a short ride. Rents moved. Tenancies turn over faster than they did, so most of our SE2 work is now an end-of-tenancy job on a single Hotpoint under the worktop, heat-tested and signed off before we leave.

How long will you be in the flat?
About ninety minutes for a single, nearer two hours for a double, plus a bit for the walk down to the van.
Will it smell afterwards?
No. The soaking is done in the tank outside. Indoors it is hand work with non-caustic products, so you can cook the same evening.
Do you take on landlord and agent bookings?
Yes, and a lot of the Lesnes and Southmere work is exactly that. Technicians are insured and DBS-checked.
