Sydenham Hill is a ridge and a road, and the road divides three boroughs: Southwark on the Dulwich slope, Lewisham on the Sydenham side and Bromley at the Crystal Palace end. Kingswood House and the Kingswood Estate
Kingswood House on Seeley Drive is a listed mansion of 1892, with additions of 1897, designed by H. V. Lanchester for John Lawson Johnston, the founder of Bovril; Historic England calls the exterior baronialised Victorian Tudor, with crow-stepped gables and a battlemented parapet. After the war the London County Council bought the 37-acre grounds, in 1946, and built the Kingswood Estate on them in the 1950s, in a brick modernist style. It has about 790 homes, and Southwark runs it from its Dulwich housing area.
In an estate flat the racks, trays, side runners and fan cover come out and are soaked and cleaned separately; the cavity and door glass are degreased by hand, on dust sheets, and the door is split where its design allows.
Victorian villas and 20th-century houses on the slope
Higher up, the houses run from Victorian villas to 20th-century modernism. St Stephen's Church on College Road, by Banks and Barry, went up in 1867 to 1875. On Crescent Wood Road, Six Pillars is a concrete-and-brick house of 1935 by Harding and Tecton, listed Grade II*, named after the six columns that hold up its first floor. Peckarmans Wood and Great Brownings are mid-century estates designed by Austin Vernon and Partners. The census shows the mix. In the area the House of Commons Library calls Sydenham Hill (MSOA Southwark 033), 12.7% of the 3,429 households lived in a detached house in 2021, against 1.8% across Southwark, while 57.0% lived in a purpose-built block of flats. Just over half (52.3%) owned their home and 21.5% rented from the council.

Parking on the Southwark side
Southwark's parking map shows no controlled parking zone at the station, The Dulwich Oaks, Crescent Wood Road, Low Cross Wood Lane or Fountain Drive. Very satisfied with the service. They were slightly late at first but I got a call from customer service to let me know, and it was all fine. The oven man, as he called himself, arrived and worked very hard for a couple of hours. My oven now looks like it has never been used.
