Swanley was a crossroads with three houses until the railway arrived in 1861. The settlement that grew by the junction took the name, and in the 1920s the original one became Swanley Village. Most of the town's housing went up between the end of the Second World War and the late 1980s, and Victorian houses and shops were knocked down to make room for the present town centre.

A November 2023 housing needs survey for Swanley Town Council, working from the 2021 Census, counts 82% of homes in the Swanley area as houses or bungalows and 18% as flats. There are 1,840 social homes, most of them owned by West Kent Housing Association, which took over Sevenoaks District Council's housing in 1989.
The three town wards differ. In Swanley St Mary's, 55.3% of households lived in a semi-detached house at the census and 38.0% rented from a housing association or the council. Swanley White Oak had more terraces (38.9%) and flats (21.6%), and about a third of its homes were socially rented. Christchurch and Swanley Village was the owner-occupied end of town, at 79.8%.
Kitchens in houses of that age were usually planned around a gap for a freestanding cooker. Many will have been refitted since with a built-under double; some still have a cooker standing in the original slot. The strip-down is the same for both. Shelves, racks and side runners come out and are soaked and cleaned separately, and the cavity, the fan cover and the door glass are degreased by hand in the kitchen, after dust sheets have gone down.

Sevenoaks District Council lists six places to park in Swanley: car parks at Bevan Place, Park Road and Station Road, and pay-and-display bays on Azalea Drive, Goldsel Road and St Marys Road. Bevan Place, BR8 8BH, has 80 spaces and charges from 8.30am to 6.30pm on every day of the week, Sundays included, but not on public and bank holidays.
