The High, opened in 1937 on Streatham High Road, is the largest of Streatham's inter-war developments. It was planned with 22 shops and 124 flats; Lambeth's conservation area statement counts 174 flats there.
Streatham's inter-war flats on the High Road
The High was one of several schemes that R. Toms and Partners designed for the Bell Property Trust, the team the council credits with a large part of Streatham's building between the wars. Leigham Hall Mansions, from about 1936, put five floors of flats over shops on either side of the arched way into Streatham Court. Their sales brochure promised constant hot water, tiled bathrooms, uniformed porters, electric lifts and a separate tradesmen's entrance. Manor Court on Leigham Avenue, about 1935, is a group of white-painted blocks with Dutch-style mansard roofs round a large garden.
For an oven clean, the lift matters more than the address. The shelves, trays and side runners come out and are soaked and cleaned separately, and the cavity, the fan cover and the door glass are degreased by hand in the flat once dust sheets are down.
Converted houses and renting around St Leonard's
St Leonard's church stands in what the Victoria County History calls the old centre of the village, a short way east of Tooting Bec Common, and the same history notes that Lord John Russell drew up the Reform Bill of 1831 in the old rectory. In Streatham St Leonard's ward the 2021 Census found more households in converted or shared houses (36.8%) than in purpose-built blocks (32.1%). Of its 6,533 households, 42.8% rented privately, 41.5% owned and 14.1% rented from the council or a housing association.
