Henry and Hester Thrale entertained Samuel Johnson at their Streatham Park estate, which reached from St Leonard's Church to Tooting Bec Common. The family bought its 89 acres in the mid-18th century; the mansion came down in 1863 and the land was laid out for building.
Streatham Park on both sides of the railway
The name now covers two places split by the Balham to Croydon line. West of it, in Wandsworth, Streatham Park is the eastern part of Furzedown ward, bounded by Tooting Bec Common, Thrale Road and West Road. Much of that side was bombed in the war and rebuilt by the Metropolitan Borough of Wandsworth as council housing in the 1950s, though Dixcote at 8 North Drive, a rare urban house by the Arts and Crafts architect C. F. A. Voysey, survived.
East of the line, in Lambeth, the Streatham Park and Garrads Road conservation area keeps the streets laid out from the late 1870s and named after Lake District places: Ambleside Avenue (Inverleith Avenue until 1905), Riggindale Road, Rydal Road and Thirlmere Road.
Queen Anne houses that became flats
Riggindale Road was built up from the early 1880s for professional families with live-in servants, as pairs of semi-detached houses in a Queen Anne style borrowed from Norman Shaw's Bedford Park. Most houses on Ambleside Avenue are semi-detached over three floors. Lambeth's 2023 appraisal puts wartime damage at an estimated 80% of Streatham's buildings, and records that many of the large houses were turned into flats in the decades after the war.
The 2021 Census shows how far that went. In the small Census area in Lambeth that takes in Riggindale Road and Ambleside Avenue, 45.0% of 852 households lived in part of a converted or shared house and 47.8% rented privately. In the small Census area around Thrale Road in Wandsworth, across the tracks, 88.0% of 817 households lived in a purpose-built block and 43.2% rented from a social landlord.

Parking on the wide roads by Tooting Bec Common
On the Lambeth side, the 2023 appraisal says the wide Victorian roads were laid out with plenty of kerbside parking, and that crossovers for driveways through front gardens have since taken some of it away. Here the railway is the borough boundary, so controls east of it are Lambeth's and those west of it are Wandsworth's; the sign where your road begins shows whether any apply.
