Flats over the shops on the London road
Many Victorian terraces behind projecting shop fronts survive on the High Street and Stoke Newington Road. In 1894, 24 houses and shops were built facing Stoke Newington Road, and from 1896 the Stoke Newington Improved Dwellings Syndicate was to provide houses over shops, workshops and 14 three-storey blocks for artisans in and around Garnham Street, north of Sanford Lane.
Many of those upper floors are still homes. At the 2021 Census, 174 households in Stoke Newington ward, 3.1%, lived in a commercial building such as a flat over a shop, and 22.7% in part of a converted house. Whole terraced houses are commoner here than in any other Hackney ward: 31.1% of the ward's 5,573 households lived in one.
A flat over a shop is often reached by a side door and a steep stair, with a small kitchen at the back. The racks, trays and side runners come out and are soaked and cleaned separately, and the cavity, fan cover and door glass are degreased by hand upstairs.
