Most of the ovens here are behind a mansion-block front door
Bickenhall Mansions, off Baker Street, holds 223 flats across 1.8 acres behind one red-brick frontage and one 24-hour porter. That is more ovens in one building than some whole streets carry, and it is the shape of this end of Marylebone generally. From the 1890s the older housing came down for flats: W. H. Scrymgour put up Portman Mansions from about 1891, then Montagu Mansions and Bickenhall around 1896. Sherwood Court followed around 1929, Portman Towers and Bilton Towers about 1959 to 1963.
Kitchens in that stock are small and were rarely part of the original plan. A Victorian mansion flat gets a galley squeezed into what used to be a service room, so the cooker is often a 60cm double slotted under a worktop with about two inches of clearance either side. Pulling it forward is half the job.

The Portman Estate covers around 110 acres of Marylebone, first leased to Sir William Portman in 1532, and the grid of Portman, Manchester, Montagu and Bryanston Squares sits inside it. The cavity, fan cover and door glass are degreased by hand with non-caustic products, indoors, which matters in a block where the hallway is shared with forty other flats and any smell travels. The oven is heat-tested before we sign off. A double runs about two hours.
Will the porter let you in?
Usually, if the flat has told them to expect us. Most of the older blocks around Gloucester Place and Bickenhall Street run a porter's desk, so a call ahead saves us standing outside with a toolbox.
Do you take the cooker out?
Where it will come out safely, yes. Gas cookers stay put unless a Gas Safe engineer has disconnected them.
Is an 1890s block a problem for water and power?
No. The tank runs off the van, so we need a socket for a light and nothing else.
