The Eyre estate's first villas went up in 1809 on Alpha Road, just south of today's conservation area, and its building leases specified gardens surrounded by walls at least six feet high. The Harrow School estate, developed from 1823, took up the same model along Hamilton Terrace, a street named after Charles Hamilton, one of the school's governors.

Mansion flats along Wellington Road
Flats still outnumber houses by a wide margin: 69.7% of the ward's 6,089 households were in a purpose-built block in 2021. Many of the blocks went up in the early 20th century, when many of the original 99-year leases on the Eyre estate began to expire, and mansion blocks went up along Wellington Road and parts of Abbey Road and Grove End Road. A railway tunnel for the new line into Marylebone, cut through the middle of St John's Wood in the 1890s, had already started the rebuilding of Wellington Road. On the High Street, Hanover House (about 1906) rises five storeys over a basement.
A mansion flat usually has a built-in single or double set into a run of units. The racks and trays come out and are soaked and cleaned separately. Upstairs, on dust sheets, the cavity, fan cover and door glass are degreased by hand, and the door is split where its design allows.

Parking the van in zone C1
On Westminster's resident-bay map, Abbey Road, Grove End Road and Hamilton Terrace sit in sub-zone C1, and the strip between St John's Wood Road and the canal is BC1. Both are weekday zones: under the council's table of hours from March 2026, paid bays and single yellow lines there are controlled from 8.30am to 6.30pm, Monday to Friday.
Westminster runs no on-street visitor permit scheme, so on a weekday the van pays for a bay, where the usual maximum stay is four hours. That is enough for a single or a double. An AGA runs longer, which makes a Saturday or Sunday the easier day for it: outside controlled hours the council allows parking on single yellow lines, and we charge the weekday price. The exception is a major match day at Lord's, when the council extends the resident-bay restrictions near the ground to weekends.
Renting in Abbey Road ward
