The flats sit on top of the offices
Central Saint Giles opened in May 2010 as Renzo Piano's first building in this country, and behind its 121,000 glazed ceramic tiles sit 109 flats stacked over shops, restaurants and fourteen floors of offices. That is an unusual way to live and it changes the kitchen. Fitted units, an integrated single oven, an induction hob, comfort cooling instead of a window you can throw open. Nothing about that room forgives a caustic spray. So none of it happens indoors.
The tank never comes into the flat
Racks, shelves, trays and side runners are lifted out and soaked in a heated tank in the van. The cavity, fan cover and door glass are degreased by hand with non-caustic products, the door is split where the design allows, and the oven is heat-tested before it is signed off. A single is about ninety minutes. A double, closer to two. The induction hobs in the Central Saint Giles flats come up in the same visit, at £23–28.

Access is the awkward bit
The piazza at Central Saint Giles is pedestrian, the block is bracketed by the A401 Shaftesbury Avenue and the A40 New Oxford Street, and neither of those is somewhere a van sits about. A dip-tank van is tall as well, so basement car parks with a height barrier are out before we start. That means a bay on a side street off St Giles High Street, then a walk in with the parts. WC2 is inside the Congestion Charge zone at £18 a day since 2 January 2026, and we do not pass that on.
Old parish, new tenants
St Giles is Camden, at the West End edge, and the parish is ancient: there has been a church here since Saxon times and the hospital was recorded around 1120. What is here now is concierge blocks, period conversions towards Seven Dials, and corporate lets that change hands on a twelve-month cycle. That is where the oven work comes from. Checkout cleans, booked by an agent rather than the tenant.
Do you need to get into the building's car park?
No. We park on the street and carry the removable parts in.
Will there be a smell afterwards in a flat with comfort cooling?
No, and that is the point of splitting the job between the van and the kitchen. Nothing caustic is used indoors.
Is the price higher for a WC2 postcode?
No. A single oven is £77 here as everywhere, fixed on the phone, with no call-out fee inside the North and South Circular.
