St Ann's Hospital opened in 1892 as the North Eastern Hospital, a fever hospital, and took its present name in the 1950s. Now it is shrinking. The hospital will keep roughly a third of its original site, the Greater London Authority bought the surplus through the mayor's Land Fund in 2018, and Peabody with the Hill Group are putting up to 995 homes on the rest, 60 per cent of them affordable, with seven of the old buildings kept and reworked, the water tower among them.

Everything around St Ann's Road is late Victorian and Edwardian terrace, a lot of it long since divided into flats, and the kitchen tends to sit in a back addition with a freestanding cooker in it. What is going up on the hospital land is the reverse, new-build with an integrated oven behind a cabinet door. Both are £77 for a single. The price list does not move by address.

Black Boy Lane was renamed La Rose Lane in January 2023, after John La Rose, the Trinidad-born publisher and poet who lived in Haringey and helped found the Caribbean Artists' Movement. The parking window is short and easy to miss
The Seven Sisters CPZ does not run all day everywhere. Some roads are controlled only between noon and 2pm from Monday to Friday, others from 8am to 6.30pm, and the letter on the sign is what settles which. Haringey sells one-day tradespeople permits as well. Racks, shelves, trays and side runners lift out and soak in the heated dip tank in the van; the cavity, fan cover and door glass are degreased by hand indoors with non-caustic products.

The cooker is freestanding and wedged into a gap. Can you still do it?
Yes. The racks and trays come out to the tank and the rest is hand work where it stands.
Can you come during the noon to 2pm control?
Yes, though either side of it is easier. Tell us the road and we will sort the parking at our end.
What if the oven does not fire up afterwards?
It will not leave us that way. Every oven is heat-tested and signed off before we go.
Is there a call-out charge out here?
No. Nothing inside the North and South Circular carries one, and there is no premium-area surcharge.
