St Ann's grew up around its church. St Ann's, on what was then Hanger Lane (now St Ann's Road), was consecrated in 1861, designed by Thomas Talbot Bury and paid for mostly by Fowler Newsam, who lived on the High Road at Stamford Hill. Beside it on Avenue Road stands a row of three model cottages with 1858 carved in the south gable, listed Grade II along with the church school.
From fever hospital to North Gate Park
In 1892 the North-Eastern fever hospital, later St Ann's Hospital, opened on 19 acres on the south side of St Ann's Road, facing the Chestnuts, a large house that was up for sale three years later. Part of that hospital land is now North Gate Park. Peabody, with the Hill Group as partner, is building up to 995 homes there, 60% of them affordable, from one-bedroom flats to four-bedroom houses, and the Peace Garden on the site is being extended. The first phase is 240 homes; the council is taking up to 154 at council rents. The first finished homes were celebrated on 8 July 2026, and the council expects the whole scheme to be complete by 2032.
New homes like these normally come with an integrated oven: in a flat, usually a single under the hob; in a larger house, sometimes a built-in double. A single oven clean takes about 90 minutes on site.
Villas and terraces north of St Ann's Road
The streets around the church filled quickly. The Avenue and South Grove were laid out by the mid 1860s, and by 1875 villas stood on ground near the church that had lately been called an irreclaimable morass. By the mid 1890s St Ann's, like West Green and Tottenham Hale, could no longer be told apart as a separate hamlet.
St Ann's ward (2022 boundaries) had 4,074 households at the 2021 Census. 32.5% lived in a terraced house, 35.6% in a purpose-built block of flats and 19.5% in part of a converted house. 37.6% rented privately, 35.0% owned their home and 25.4% rented from the council or a housing association. A divided terrace usually leaves each flat a small kitchen, often with a freestanding cooker in a gap between the worktops.
Wherever the cooker stands, the racks, trays and side runners come out and are soaked and cleaned separately, and the cavity, fan cover and door glass are degreased by hand indoors, over dust sheets.
Driving in the St Ann's low traffic neighbourhood
Haringey made the St Ann's low traffic neighbourhood permanent from 6 February 2025. Its seven traffic filters include Avenue Road at Newsam Avenue, Woodlands Park Road at Conway Road, and La Rose Lane between Cranleigh Road and Clarence Road. La Rose Lane was Black Boy Lane until 23 January 2023, when it was renamed after John La Rose, the publisher and poet, who lived in Haringey. The council's LTN page says every property can still be reached by car, though some routes have changed, so the postcode matters more than the street name when you book.
Parking depends on the side of the neighbourhood. On the council's zone map, South Grove, Newsam Avenue and Cornwall Road are in the St Ann's zone, controlled Monday to Saturday from 8am to 6.30pm. La Rose Lane, Clarence Road, Conway Road, Etherley Road and Woodlands Park Road are in Green Lanes B, controlled Monday to Friday from 8am to 6.30pm. A Saturday visit is outside Green Lanes B hours, a Sunday outside both, at the weekday price.
