Ealing's Zone L takes in around 70 streets here, including The Broadway itself, High Street, Lady Margaret Road and North Road, and it is controlled Monday to Saturday from 10am to 8pm with Sunday afternoons from 2pm to 8pm on top of that. Two miles east in West Acton the controls run for two single hours a day. Ten hours, six days. Whatever time you book, the van will be parked under control, so the bay is worth sorting before we set off rather than circling South Road at eleven in the morning.
Selective licensing shapes what we get called out to
Southall Broadway is one of only three Ealing wards under the council's selective licensing scheme, with Southall Green and East Acton, running five years from 1 April 2022. A licence costs £750 per property. Additional licensing for smaller HMOs runs borough-wide alongside it until March 2027. Much of the housing here is licensed private rented stock, tenancies turn over, and the oven has to come back clean at the end of one. That is the £77 single, most of the time.
The housing is worker-cottage terraces
Victorian and Edwardian terraces of the worker-cottage sort make up most of it, kitchen in a back addition, freestanding cooker in the kitchen. The flats above the shops are the other half of the work. South Road has the Himalaya Palace at number 14, a 1929 picture palace, Grade II listed and a shopping centre for years now, and Glassy Junction stood at 97 until it shut in 2011. Parades like those have flats over them, and a flat over a parade tends to have a compact kitchen with a recirculating hood, so an extractor hood clean at £28 is worth putting on the same booking as the oven.

Can you park on The Broadway itself?
Not really, and we do not try. Zone L bays fill and the Uxbridge Road is no place to leave a van for two hours. We work from the side streets and carry the parts.
Do you invoice landlords and letting agents?
Yes. With selective licensing running here to 2027, a good share of the calls are end of tenancy. The price is the same for an agent as for a tenant: £77 single, £110 double.
Will the flat smell of chemicals afterwards?
No. The soaking happens in the heated tank in the van. Indoors it is non-caustic products by hand on the cavity, fan cover and door glass, and the oven is heat-tested before we leave.
Is Southall in the ULEZ?
All of it is. That does not move the price.
