Cassland Road began in 1786 as a new way to the Wick, laid out by William Gigney, a baker who had leased about 70 acres north of Well Street Common from the Sir John Cass estate.
Cassland Road and the Cass estate
Nos. 20-54, begun in 1792 as Hackney Terrace, are the oldest of Hackney's few palace-front terraces, according to the Victoria County History. The promoters took monthly payments, and after four years a subscriber became entitled to one of 18 houses, allotted by ballot; ten were finished by 1796 and all 18 were occupied in 1801. The Victoria County History notes that the scheme came before the first known development by a conventional building society. Each house has three bays and three storeys over a basement, with long gardens behind. The name Cassland was coined by the estate's surveyor, George Wales, and the mid-Victorian pairs of Cassland Crescent, finished in 1865, face the terrace across a small garden.
From 1867 the remaining sites along the middle of Cassland Road and in Bentham Road, much of it market-garden land, were built on. Around 1900 South Hackney school replaced terraces of the 1860s between Bramshaw Road and Bradstock Road (formerly Union Road). After the war the London County Council's Gascoyne estate, started by 1949, pushed south across the middle of Cassland Road to the edge of the common; Gascoyne House, three five-storey blocks, was up by 1952. Hackney's 2021 Well Street appraisal says the Sir John Cass Foundation has since rebranded as the Portal Trust.
So the oven may be in the basement of a Georgian terrace house, in a flat in a five-storey 1950s block, or anywhere between. The racks, trays and side runners come out and are soaked and cleaned separately whatever the stairs; the cavity, the fan cover and the door glass are degreased indoors by hand, on dust sheets.
Well Street, a conservation area since 2021
Hackney designated the Well Street conservation area on 19 July 2021. Its appraisal describes shops on the ground floor and homes above along Well Street, mostly residential terraces in Poole Road, Kenton Road and Valentine Road, and a market running since the 1850s where Jack Cohen started the trading that became Tesco. Nos. 199-205 Well Street, once Waterloo Terrace, survive from the early 19th century.
The South Hackney Census area
The House of Commons Library calls the Census area that takes in Cassland Road, the Gascoyne estate and the streets towards Victoria Park (MSOA Hackney 022) South Hackney. In 2021 it had 3,540 households: 55.7% rented from a social landlord, 23.0% owned and 19.4% rented privately. By type of home, 23.0% lived in a terraced house, 17.8% in part of a converted or shared house and 45.6% in a purpose-built block.

Zone Q and the event-day streets
Cassland Road, Terrace Road, Queen Anne Road and the north side of the common are in zone Q (Well Street), controlled 8.30am to 6.30pm on weekdays; the south side of the common belongs to zone P (Victoria Park Village). Roughly from Bramshaw Road eastwards, including Bradstock Road and Hartlake Road, the zone also has Queen Elizabeth Olympic Park event-day hours: to 8.30pm on weekdays and midday to 6pm at weekends and on bank holidays, according to the council's zone list. Round the western end of Well Street, towards Mare Street, the streets are in zone D, which is also controlled on Saturdays.
South Hackney oven cleaning questions
Is Cassland Road controlled on Saturdays?
Not in zone Q on an ordinary Saturday, and a weekend visit costs the same as a weekday one. On an Olympic Park event weekend the streets east of Bramshaw Road are controlled from midday, so tell us the date and street when you book.
Is South Hackney the same as Victoria Park?
