South Cheam is the part of Cheam south of the Sutton to Epsom railway, and for many years it was farmland: Cheam Court Farm and Church Farm, both part of the Northey Estate, which was broken up between the wars.
Andrew Burton's three estates
Andrew Burton, a local builder, bought land from the Northey Estate in ten lots between 1912 and 1925, and the rest of Cheam Court Farm in the early 1930s. The area's character appraisal (May 2017 version), written by the Belmont and South Cheam Neighbourhood Forum and accepted by Sutton as a planning consideration in June 2017, describes three estates. Cheam Manor, around Manor Road, Holland Avenue, York Road and Cornwall Road, was his early work, done while he was employed by the builders Matthews and Bennett. The Cheam Warren estate gave South Cheam The Avenue and Shirley Avenue, and in the early 1930s the Cheam Downs estate added Golf Side, Downs Side and the southern end of Sandy Lane, which Burton straightened before he built along it. Buyers took a plot and built to their own design within his Arts and Crafts theme: tile-hung fronts, leaded lights, porches and some mock Tudor. His sales literature put it plainly: "There is no such thing as a standard type of house on this Estate."
Older pieces survive. The brick wall of the Hare Warren, listed at Grade II and dated by the appraisal to the 18th century, now forms garden boundaries on Warren Avenue, Wilbury Avenue and Onslow Avenue. The Drive and parts of Burdon Lane are Edwardian and lie outside the Burton estates, and Northey Avenue, mostly filled in during the 1960s and 1970s, is all chalet bungalows.

Nine homes in ten detached
The 2021 Census area that takes in Shirley Avenue, Burdon Lane and Warren Avenue (Sutton 025E) had 603 households. 88.9% lived in a detached house, 93.2% owned their home, 53.1% outright, and 4.8% rented privately. Across Sutton as a whole, 20.3% rented privately. Detached houses on plots like these usually have room in the kitchen for a range.
- 90cm range
- A cooker 90cm across, often with a main oven and a narrower second oven or grill side by side. £143, about 2 to 3 hours.
- 100cm range
- The wider size, priced separately at £167.
- Range hob or hood
- Cleaned at the same visit for £48.
Whatever the size, dust sheets go down first, the racks, trays and side runners come out and are soaked and cleaned separately, and each cavity and door is degreased by hand indoors. More on what that involves is on the range oven cleaning page.

Drives, and one permit area near the station
The appraisal says all houses in the area have significant off-street parking, so there is very little parking on the road. If the drive has room for a van, say so when you book. A few hundred metres south-west of Cheam station, Peaches Close, Old Barn Close and No. 4 Sandy Lane form the Peaches Close permit area, which the council's parking checker lists as controlled Monday to Friday, 8am to 6.30pm, since 31 May 2021.
South Cheam oven cleaning questions
My house is in the Burton Estates area. Does that change anything?
No. The local designation covers extensions and front gardens, and cleaning the oven involves neither.
Is South Cheam the same as Cheam Village?
South Cheam is the part of Cheam south of the railway line; the shops, Whitehall and the conservation area are on the Cheam side.
I live on Peaches Close. Is a weekend visit easier?
Yes. The permit hours run Monday to Friday only, so a Saturday or Sunday visit avoids them, at the weekday price.
How do I get the range cool in time?
Switch it off in good time before we arrive. An AGA is the exception: it needs switching off the night before, and it takes about half a day.

What customers tell us
Arrived promptly and did a great job cleaning the oven, hob and extractor. They look like new now and for a very reasonable price too.
Very satisfied with the service. They were slightly late at first but I got a call from customer service to let me know, and it was all fine. The oven man, as he called himself, arrived and worked very hard for a couple of hours. My oven now looks like it has never been used.
Nice hardworking lads that always do a good job. We used them for our old flat when moving out and for the new one now, both jobs were done very professionally. My wife is very impressed with the results and would recommend them to friends and family.
